If you value your privacy this is not the place for you! Constant intrusion into your apartment is the norm. 4 times a year to change the filters and check the fire alarm, and twice, or whenever they choose, to do "routine inspections."
This averages out to every other month. There is also the painting, annual rain gutter cleaning, chimney inspections... all requiring intrusion into your apartment, and nothing more that the normal 24 hour notification of your door.
Our rent was increased to $1315 this month. We began at $835, 3 years ago. Don't know about you, but my salary has certainly not gone up this fast.
As far as security patrol; here is Paloma Summit Management Team's response.
A letter dated December 28th states "Please be advised that we no longer have a need for a nighttime courtesy patrol. Effective January 31, 2001 you will need to contact a locksmith should you become locked out of your apartment after office hours. For noise complaints or other disturbances after office hours please contact the Orange County Sherrif's Department at 714 647-1831." Of course, when we rented this apartment security was one of the selling points.
Also, be very careful about moving out. Take pictures of all counter tops and ever inch of your apartment, when you move in, and when you move out. In order to get even a preliminary walk through Paloma Summit requires that you have everything out of your apartment and turn over the keys and remote, regardless of when your rent is payed through. They state that you are not required to accompany the inspector, and will immediatly change the locks after completion of the inspection. Do not fall for this.
In 1999 Palom Summit started requiring its residents to pay for water/sewer and trash. There are no individual water meters. As the apartments have washer and dryer hook ups; you will be paying for more than your share, if you do not own a washer and dryer.
Along with community water bills, you share hot water heaters. This makes taking a shower in the morning, a bit cold.
I recommend finding an apartment where the landlord respects you rights to privacy, does not nickle and dime you to death, and is not run by a management company. Good Luck.
