I was very excited to move into this complex. It seemed like a really nice place, the management was friendly, and having worked in the area recently I knew it was a pretty safe neighborhood.
I've lived here for a month now, and I hate it. The problem is, I can't sublet the remainder of the lease, you can only buy your way out of it. At least that's what they told me. The single good thing that I have found about this place so far is that there seems to be an endless supply of hot water.
1) The grass fields look all nice and pretty from a distance, but up close you will notice that even with the pet-friendly doodie stations scattered across the property people don't clean up after their dogs. Worse than that, nobody cleans up after the flights of ducks that stop by periodically and litter them with duck feces.
2) The walls are paper thin. From my bathroom I can clearly hear conversations happening both upstairs and in the next apartment over. The other day my upstairs neighbor had a group of kids over, and even the sound of my TV on full volume couldn't drown it out.
3) The neighbors are unfriendly. I have almost gotten into three fights in only a month. The first was an ------- American who seemed like he'd been drinking (at 3pm on a Tuesday) who got pissed off that I wasn't paying attention to him as I was getting my mail. The second was a white man who didn't like it when my 8 lbs puppy crashed into him as I opened my front door to take her for a walk. The third was with an Asian family (the two parents, and 3 children under the age of 10) who tried to insist on entering my apartment because they were looking for someone whom I assured them didn't live here.
4) The surrounding neighborhood generally sucks. There's always traffic at the 92/101 onramp even at 10pm. You can hear sirens from the firetrucks and ambulances which arrive DAILY at the Jewish community center next door for reasons I have yet to ascertain. I was driving home one day and saw three cop cars pulled onto the side of the road to detain a 70-year old man who appeared to have been taking a stroll to the gas station with his wife. To say the closest grocery store is always crowded is an understatement, since the aisles are abnormally narrow and the customers don't seem to care if they maim young children on their way to the cashiers.
5) The apartments themselves look pretty upon move-in inspection, but soon you'll discover that on any given outlet you can only trust that one of the pair functions reliably. The carpeting is shoddy and can easily be pulled off the floor. The washer/dryer combination only holds loads about half the size of a normal washer/dryer and they shake so violently as they spin that they bang against the door. For a place which purports to be so pet-friendly, they sure do leave a gigantic space between the 1st-floor apartment patio fences and the ground (the perfect size for small dogs and cats to escape from and go running amuck in the parking lot).
6) Packages are left on your doorstep, despite that at the various mail kiosks there are large locked cubbies to place packages when they are delivered. In all the other complexes I've lived in, they have never allowed packages to be left on your doorstep because it's too easy for someone to swing by and steal them while you're at work.
As soon as I can save up the money to get out of my lease and put a deposit on a different complex, I am moving out.

Subleasing is definitely not allowed. That is something that is discussed at the signing of the lease. Breaking a lease is also discussed at the time the lease is signed. As far as pets are concerned, we can only do so much. We provide the doggy stations. We cannot force people to pick up after their pets. If it was broght to the attention of the office staff we would be glad to send a groundskeeper to pick up dog poop. Our patios do have a space at the bottom on the ground floor. If needed we can provide a lattice piece to cover this space so that small pets do not get out. If the washer/dryer is making noise, we can repair or replace it. If there are issues with residents we can address that also. If you find that outlets aren't working, we can repair them. We do have a 24/7 maintenance line. Who doesn't hear sirens in Foster City? We do not control where FedEx, UPS and other carriers leave packages. The only packages left in the the large boxes at the mailbox areas are from the USPS. Once again, we don't control package delivery. That is completely out of our hands. I would recommend contacting the company that is leaving your packages at your front door. Afterall, we do accept packages here in the office! If someone tried to force themselves into your apartment then you should have called the police department. I don't quite understand how that is the fault of the office staff. There will always be traffic at the 92/101 junction. We cannot do anything about crowded grocery stores. Bottom line, if no issues are brought to our attention then there is no room for us to help remedy the situation. I would have been more accepting of this apartment reveiw if we were informed about the issues and then did not solve them. However, if you don't tell then we don't know and there is nothing that can be done. Next time, try talking to the office staff. You might be surprised at how nice we are and how eager we are to help and make sure that our residents are happy!

Yes, while subleasing is not allowed per civil code section 1951.2 you tenants break their leases. I would suggest the manager polish up on the law. Subleasing may not be allowed, but this does not prevent you from finding tenants, or posting an ad. The landlord has a common law duty to mitigate their damages and yours. Anyone reading this, document all interactions with complex, and I mean all. They are breaking the law and should be put out of business.
