Miramar apartments consist of three major buildings, comprised of 4 floors, with major design and construction problems. Maybe it's the reclaimed land that it has for a subsurface or the quality of the workmanship, but the structures are definitely substandard:
Cracks in most floor concrete, walkways, tiled areas and interior walls
Gaps in doors and windows, and with most all units with 3 doors to the outside, gaps approaching 1/8 to 1/4 of an inch are common with light visible around the door jamb closures.
Heating is very inefficient with accelerated drafts
No cooling in the summer and top rental units bake in the sun
Major reconstruction is planned starting sometime in 2009. I understand that it is a legal fight between the construction company and the owners.
Keyed parking in the first floor garage:
Toxic warning posted: Quote, "This area contains chemicals including benzene, known to the state of California to cause cancer, birth defects and other reproductive harm".
Ceiling insulation falling
Ceiling pipes overhead are leaking
Rats and mice are crawling on the pipes and into the areas that the pipes enter on the first floor ceiling
Ferro cats live inside the garage and damage the hoods of cars that might provide heat for them from a still warm engine
Numerous cars have been broken into including my own. Management will tell you that they have beefed up security with sanitation of the key codes and increased roving patrol from a subcontract security agency. I have called the patrol twice with unsatisfactory responses'.
Within the last year ending the beginning of 2009, I have been woken up 3 times in the middle of the night by false fire alarms. Any alarm that rings in one building rings in each unit to an ear piercing screech that will scare pets and children and take lots of time to reset.
All top floor renters have open balconies complete with pigeon and sea gull droppings coming from bird nest on the roof. On Christmas Eve day 2008 the management contracted to clean the roof gutters and many people had contaminated porches for any holiday guest they might have had for Christmas. No offer was made by management to clean the porches.
A new non-metered water usage system goes into effect in 2009 that will not use an individual unit's meter for billing purposes on a monthly. Instead a subcontractor will determine billing amounts to reduce the overhead of reading 120 meters once a month.
And finally the entire complex is under San Francisco Airport's 28L runway flight path, exactly at the point that aircraft start to configure for landing. At that point aircraft are in level flight but change their flaps and gear and power up their engines in order to offset the added aircraft drag; exactly the nosiest time during the landing phase of any aircraft.
