I must say... I'm a bit surprised at these reviews. I have had nothing but problems ever since i've moved in. I've heard the staff bad mouth residents when they aren't around; things have mysteriously "disappeared" from my apartment; they are ALWAYS on your a$$ about everything being in order. For pete's sake i got a violation notice foe leaving a BROOM on my patio for ONE DAY; the staff makes you feel as though they are doing you the favor by letting you live here; they raise your rent by at least $100 each time you go to resign your lease; AND I have black mold growing ALLLL over my apartment- it comes up from the carpet, it is in my windows, grows on the walla, etc. Just an all around not good place to live. OH.. and they shut the water off at least 3 times a month. OH! and my car's been broken in twice... Too much to list, too little space to put it.

Needless to say, i cannot wait for my lease to be up- they have so many empty apartments right now because they cannot keep them filled. Every weekend i see Uhauls everywhere, and they are moving OUT.. not IN... ENough said.

i most definately agree with you, and heres why Let me start off with, the positives. *The staff is nice..... The Negatives *Overly priced for what it is *Nosy staff and maintenance crews always walking by looking into your apartment or sneaking around a corner to peek at what your doing... *Laundry machines CONSTANTLY take your money, and one dryer will dry your clothes in 20 minutes whereas another will take a complete hour to dry them... You end up paying 1.25 every time the dryer stops...My advice, do your laundry somewhere else. Not to mention you have to use this stupid lamo top up laundry card thing, and the top up machine was just all too CONVENIANTLY moved to the management office... So every time you top up your card now in order to do your laundry, you have to go into the management office... Another way they keep tabs... *They are CONSTANTLY maintencing something public around here, be prepared to have your water turned off for maintenance at least three times a month. *After we moved in and they told us the apartment had been painted and recarpeted, they kept sending maintenance over for bogus inspections and maintenance, claiming that one visit was to check for mold. By the way, who the heck checks for mold AFTER the place has been painted... We specifically told them NOT to enter our apartment untill we were there and gave the management a specific time and date that it was ok, but my boyfriend stayed home while i went to work and slept in. And to his surprise he woke up to maintenance walking into our apartment unannounced and no phone call from management... So i highly suggest that if you move in here, do what we did and install a security system, there are no rules against a security system. The security place calls you if someone enters your house. *All of the cupboard hinges are on crooked, so the cupboards are either staying open or closing on their own. It looks like a 2 year old came in here and installed them. Even the cheap fixtures are all on crooked. *None of the apartments come with a fire extinguisher. Not even a public access extinguisher. *They paint the entire apartment with this flat paint, so even your fingerprints show up on EVERYTHING... And its been painted SOOOO many times. *Theres an in wall A/C unit in the living room, but none in the bedrooms, not even a ceiling fan in the bedrooms... There are heaters in them though, old fashioned in the wall heaters. There is one ceiling fan, and its located in the dining room... I dont know about any of you, but who the heck eats dinner with a ceiling fan blowing cold air onto their food. Its the dumbest and least efficient spot they could have put it in. *The painters painted the bathroom with an oil based paint. There are no windows in the bathroom and VERY poor vent in the ceiling, doesnt even draw air out. So if you take a shower, even with the door open and fan on, your entire bathroom will be wet ALL day. And this is a problem since they painted the bathroom with oil based paint, its been dripping from the ceiling and down the walls ever since i moved here. Now when i was in the management office when another couple was making a complaint about the SAME exact problem, the manager told them to take a damp rag and wipe off the excess oil everyday including the ceiling, and that at most it would take 2 months of this... ARE YOU KIDDING ME!!! AND, on top of all that, they CLAIM to have re-renovated all the apartments and replaced EVERYTHING, but i find they didnt replace the bathtub/shower, just refinished it. And on top of that, they did a crappy job because i now have chunks of this "shower refinishing" crap coming off everytime i shower. *Buy lots of DRANO if you plan on moving here. oh and before you use the toilet, make sure you have a plunger on hand, because i got caught off guard with that one the day i moved in, and all i did was pee. I literally had to tear off the top of the toilet and grab the stupid chain thing before my toilet started overflowing onto my floor, i had to jam it, and run to osh for a plunger... And the shower, drano it before you even bother with a shower. My first shower, not even 5 minutes into it and i was already standing in 2 inches of water which then turned into a half filled tub after 15 minutes. *There are 3 pools on site. They keep the pool next to the management office AND the apartments next to the office pristine...But thats only next to the management office, try going to their other plots and touring the pools. Almost little to no seating, the gates never work properly, and the water, UCKKKK, so cloudy you cant even see the drain. Im surprised Orange County Public Safety hasn't shut the pool down for the gates and the nasty water... *You have to use a regular key to get into the pools in which EVERY apartment gets one key for access, well people who no longer live here still visit to use the pool on the weekends, they just made copies of the keys. I've noticed that on the weekend its impossible to find parking...Why? I just have to sit on my deck to figure that one out, People who DON'T live here and got copies of the key from their friends who no longer live here and so on, come to use the pool. I personally think that management needs to rectify this situation with special access cards that CANT be duplicated. *So i checked online to see what offenders and predators were around my area, and thats when i found out that a man in his 40s with a record of sexual offenses against minors under the age of 14 lives in crystal springs. Where might you ask? In one of the apartments overlooking one of the pools... And kids play in those pools everyday... Ewwwwww *When i came to see an apartment, they showed me one that was exactly like mine, but wouldn't show me the one i was getting. Well when i was looking at the apartment, there were kids running around everywhere, screaming and slamming doors. Since i got into my apartment, there has been non stop slamming of doors, its like everyone around here has no concept of common courtesy and respect for others. I ALWAYS hear my neighbors in the bathroom ESPECIALLY when they are sick...Ewwww. And i cant even enjoy sitting on my couch or eat a quiet dinner without hearing my neighbors slamming their cupboards and drawers around for hours... One morning i was glad i didn't have to go to work when i had just moved in, so i was TRYING to sleep in, when all of a sudden i was awoken by a large and jolting thud on my window. I look out and see some kids kicking a football around that had mistakenly hit my window, although this is a common occurrence now... Even though the mile square park is literally across the street. And they are constantly skateboarding around and jumping off things, so all you hear is "splack, splack..". *BEWARE, the fountain valley Police department is literally a street away. They send a cop car to sit on our street twice a week and bust people who dont stop at the stop sign or speed down the street. Its entertaining to sit on your balcony and watch, just make sure YOU dont get caught one day doing something against the law. *If you have a pet be prepared to pay a bogus deposit and monthly fee. I just dont see how anyone can gouge you or justify the amount they charge for an animal thats under 6 pounds. The only way they can justify that is if THEY entertain it everyday and groom the animal. Last time i checked, i didnt have any crystal springs employees knocking on my door to clean up the kitty crap out of the litter box for me... In fact the last time i checked, IM the one doing that. My CAT should be paying ME for the service... *They didn't even bother bolting the dishwasher down, so every time i load and unload it, it falls forward. *No one here follows any of the apartment rules, so you see all kinds of junk and crap on peoples balconies, especially out by all the pools. Try inviting your family and friends over with the place looking like it does, without being embarrassed by it all. And not to mention, no one on the lower level apartments is allowed to barbecue, but the people below us are always barbecuing and the smoke just rises up into my apartment. Its hard when you have your sister over with her infant trying to enjoy the breeze, and our living room is being choked by barbecue smoke from the disrespecting people below us. Theres absolutely nothing special about this apartment complex that would make it stand out above all others. And i most DEFINITELY wont be renewing my lease.

You are completely ridiculous. Sex offenders who committed a crime against children cannot live with 10 miles of a school and crystal springs is located within 1 mile of a school, so for one that is impossible. You are probably just upset that you had to pay a higher deposit because of your bad credit or because you are a sad person. The neighbors here are great, the maintenance staff is great, and the apartments are great. YOU ARE LIVING IN AN APARTMENT! Guess what, it isn't a house and there are things that go along with living in apartments. Water gets shut off only when there is a maintenance issue and guess what, if it were your issue that needed fixing you would want water shut off too. AND water is only shut off for maybe 30 minutes when it is shut off. You are incredibly ridiculous. All three pools are great! Clean, and never very crowded. If people that no longer live here are using the pool, then why don't you call the leasing office and report it, instead of crying about it to yourself. The staff always finds out who is doing such things and would change the locks or figure out a new way to secure the pool if they even knew the problem occurred. By the way the mold inspection is so that people like you who probably do not clean at all. The maintenance people just make sure that the unit has no health hazards! Oh and the pet deposit is so that when and if you move out, the pee that your cat left behind can be cleaned. It costs a lot to clean up after a pet has lived in the unit. think about it, if you were moving into a unit that a person before you had a pet in and you didn't like animals. Well, you would be happy that they paid a deposit for the apartment company to clean it. i can't believe some people. Because you have been told to move crap off you patio you are all enraged and making up stuff about this place. Keep the patio clean, it looks so tacky when stupid stuff is left on it. Don't you think it is tack when you look across the street at the other apartment places around here and see shades and tin foil in windows and crazy storage. It looks bad! Get a Life and while you're at it move out. I dont want a neighbor like you anyway

I have to disagree to an extent. We left a broom on our patio and got a notice. In fact, one neighbor living close to us had a really nicely decorated patio that literally was just very relaxing to hang out in and they got 2 warnings or so. But how come its okay for those neighbors who have potted plants everywhere like its a safari? tacky and stupid stuff are the ridiculous amount of plants everywhere on someones patio. anyways, the residents finally called the district manager or something and he said he didnt see anything wrong with their patio. What was up with the staff then? They should have spent more time keeping the kids who were slamming things and making tons of noise around the complex. We didn't experience any mold like the post above, but in the bathroom, the walls would drip orange for the first 5 months we lived there. It eventually went away and we only had to wipe the walls down once a month instead of a couple times a week. We cleaned so much. I still have tons of house products from cleaning so much to keep our apartment nice. Even our neighbors were shocked when we moved out at how clean we had kept the walls and carpet and they still made ridiculous charges and decided to repaint the walls. Overall it was a nice place, but seriously like I had said before....WAY MORE TROUBLE THAN ITS WORTH.

Just a response to the above comment on sex offenders NOT being allowed within 10 miles of a school....not sure if you know, but the rule is ONLY 1000 feet from a school or child....so you really need to get your facts straight....there is a site available to find the ZILLIONS of sex offenders in the immediate area..... FAMILYWATCHDOG.US And there is one living right near the COX elementary as well as within less than a 10th of a mile from this complex....IN the complex, I can not find on the registry.....so? not sure on that one. But it seems to be MORE than one person mention it already..so I was considering this apt, but now and really a bit concerned.
