Years at this apartment: 2002 - 2005
We lived at Alborada for almost three full years (2002-2005) in 1bed apartment located on a top floor.
Pros:
1) Within 10-15 mins of walking distance to lake Elizabeth park.
2) New complex (about five years old or so)
3) Apartments have pretty decent size, large rooms and large bathroom.
4) Many units have nice view (facing hills)
5) About 5-10 minutes driving to 680
6) Overall place is very quiet and relaxing - you wan't heat any road noise or anything like that.
7) Management and maintenance are very good and professional.
Management changed may be twice over the years we lived there but I can not complain about a single thing. Maintenance team seems to be very constant. Most things was done on a same day (!) or next day. Any they will call you back and ask if you are satisfied with the work. Personal very friendly and helpful.
8) Then we moved out we got our deposit back in full. Quite a nice final touch.
We lived in many apartments and always had some issues with getting deposit back since most of the places will try to rip you. Alborada was rather rare and pleasant exception.
Cons:
1) This place accept large dogs. As you probably know dogs poo and apparently not all owners like to clean it up so you will see excrements once in awhile.
Most annoying part when excrements left on a stairs because maintenance will clean up all paths outside of the buildings but stairs does not get that much of attention (who would ---- of his own stairs after all' but the sad part it happens quite often, at least in our building).
There's quite a number of people with large dogs so it is either plus or minus depending if you have/like dogs or not.
2) Sound isolation is so so. We lived on a second floor for some time and it was not pleasant to hear someone walking over your hand at 7AM or hear noise from garage door opener on a first floor.
3) Covered parking is not free and you will have to pay for it. Number of spots is also limited so you may wait before open the spot will be available.
4) Apartment buildings form quite a large block with numbers of roads and people tends to drive too fast on that roads. Several bumps were installed but problem still exists.
5) Rent is on a high side and it looks like owners tactic is to attract new tenants with movie-in specials but once you moved-in do not expect any decrease of the rent.
I tried to negotiate a better deal on every lease renew but I was only able to continue with the same terms I got during move-in special ("free" covered parking and 1266$ p/m for Verdi apartment on a top floor). And that's only because I spoke to management. I asked other tenants and most of them ended up paying more then they did during first lease. I'm 100% sure that new tenants getting better deals.
Equity apartment management owns Alborada and it seems like they willing to deal with high rate of revolving tenants instead of trying to keep existing tenants with modest prices.
Just my impression.
As a side effect you will see once in awhile people who moved in because of that specials and moving out 6 month or so later because they simply can not pay regular rates. Often this sort of the people should not be there at the first place.
I'm sure that 90% of existing tenants will prefer not to hear hip hop musak at night or wakeup from the sounds of V8 with straight pipe exhaust growling next to your window.
It does not happen often but in that 3 years of living we had neighbors like that twice - likely for us they never renew their initial lease and moved out.
6) Month-to-month lease is very, very expensive.
7) Gates at the front is more of a decoration but this apartment is some what far from BART station (about 20 minutes of walking) so it should not be a problem.
Overall Alborada is probably the best place to live in Fremont.
