I have been a resident of this apartment for quite a while now and have seen things change a lot from high rents earlier in this decade to a lot cheaper now, the management, the kinda folks, the quality of cars parked, the noise level etc.

Over the last few years quite a lot has changed in this neighborhood.

1. The rents has reduced 30-40% from what it used to be few years ago. Thanks to the dot com end.

2. The folks managing the leasing office has changed. From friendly, caring, open, smiling to rude, unreasonable, uptight and nasty. Earlier the concerns were heard and taken care of quickly. However with this new Asian manager (nothing against asians, I am one myself! peace) concerns are left unresolved. The funny acting dude helping her most of the time is clueless. Sometimes just being heard helps the residents feel comfortable.

3. The demographics of Durham green used to be a lot of Asians, -------, Whites with a handful of --------- and ------- Americans. which has now changed to a log of -------, ------- Americans, --------- and very few Asians and Whites. It doesn't really bother me who lives in my neighborhood, but for you it might be a concern.

4. The fitness center has not seen any new equipment since I have been here except for two new treadmills, one of which has not been working since last few months. The other machines are not oiled regularly and often make noise.

5. The apartment has two swimming pools. Earlier one was limited to only for residents over 16 years however for the last two seasons its always full of kids jumping around and parents teaching often crying kids to swim. Its a big tub of people in the summer. Cannot be used for swimming but great for sitting there for hours with 20 other people. Some residents even try to teach their lil babies to swim in the whirlpool.

6. The lighting in the buildings was changed last year. So its a little brighter in the breezeway however the lights around the paths are dim and some areas are not lit at all. Usually these are not taken care of unless someone requests a bulb to be replaced.

7. The grounds, lawns etc are well kept and trees are trimmed regularly. There is rarely a patch which is not a concrete and is not green.

8. The maintenance is good. The people taking care of maintenance know what they are doing and are prompt in getting things fixed.

9. Parking areas are well lit however if the tube light is not working, its not proactively replaced. Someone has to request for it to be replaced.

10. Recently they changed the mail boxes. Which are located next to the leasing office. If you get an apartment which is close to the 880, its a decent 200 yard walk for you one way. Keeps you healthy :)

11. Laudry rooms are not kept clean. I would blame some part on the residents themselves for not removing the lint from the lint filter after they are done. Do you like cleaning up someone elses mess' Then why would someone else like to clean your mess'

12. Noise. Well we have moved from a quite neighborhood to a loud neighborhood. Some folks really enjoys playing loud music in their car with their windows rolled down.

13. The fire station, is within 100 yards from Durham Greens. Which means your apartment is only few second away for someone to respond to a fire but at the same time it comes with the loud siren of the fire engine rushing to another scene in fremont. It is pretty loud if you have an apartment facing grimmer or auto mall.

14. The new mall that has recently opened up on Auto Mall has increased the traffic in this area. Its still growing. The new walmart close to Frys has added more cars.

15. The dumpsters are usually full. Specially on Sunday mornings. That means residents keep their apartments very clean :).

16. I would recommend you checking the police report or crime report in this area. Look for increase in report, the response time, the degree of crime etc.

17. If you decide to move into this apartment. Please keep the noise low. If you enjoy music in car please keep your windows rolled up. Please wipe the equipments you use at the gym, just like you don't like to sit on my sweat, I don't like to sit on yours either. If you use the swiming pool, use it for swimming and not as your tub in the bathroom. Please park your car in your allocated parking. Please open the dumpster lid before throwing your trash in. Folks with babies, feed them on time so that they don't cry for food at 2am. The ones with older kids please ensure your kids are not jumping into the pool disrespecting safety of other residents.

18. When you see someone.... Please say hello or smile irrespective of the color or sex of the person.

I hope the above will help you make an intelligent move.

Have a good one.

My thoughts exactly. Thanks for writing such a detail and accurate review. I would give the new management/owner a 0. Security 0. No one living here cares for the facility, as the management really doesn't have true heart for them. The area due to new shopping complex is getting very congested and traffic is getting worse.
