You don't want to live there

Evergreen Terrace didnt seem like a bad place to live at first. But then the property was sold to new management, and they were terrible. I had to make multiple calls to the manager to get things fixed if/when they broke, and the workmanship of the maintenence man was shotty at best. Getting things properly fixed was also further complicated by the maintenence man's lack of a working knowlege of english (I don't speak much spanish).
The management was awful once the new company took over a month or so into my tenure there. The office was supposed to be open from 9AM-6PM Monday - Friday. But it rarely was. The manager, Genaro Guittierez, wouldn't usually stroll in until at least 10:30 AM, and was constantly ducking out of the office and taking off somewhere. And he was always leaving the office for the day no later than 4:30PM. On top of all of this, he was unhelpful, condescending, and downright rude whenever you acutally were able to get a hold of him, via telephone or in person.
It is supposed to be a gated community (even is advertised as one), yet the gate at the rear entrance to the complex was broken several months ago and the management has never bothered to fix it. So if you live there, be prepared to get homeless drunks knocking on your door asking if you have any spare change at all hours of the night.
The majority of the residents at Evergreen Terrace are total low-life trash. I've never seen so many drugs deals go on in broad daylight, and in plain view in my entire life. Don't be shocked at seeing public drunkenness on a daily basis and even seeing individuals walking around smoking marijuana.
The place is supposed to be patrolled by security, but you never see them, and they don't even show up if you call them. Nor do the Fresno Police. There were even several drive-by shootings that happened while I lived there.
Be prepared to know everything that your neighbors are doing, and I mean EVERYTHING, 24/7, because the walls there are paper thin.
And also be ready to be woken up at 3AM by people inside and outside their apartments having full blown, profanity laced arguements, regardless of the fact that other residents may be trying to sleep. Also be prepared to deal with alot of low-lifes because almost every resident there is low income now that Evergreen Terrace accepts Section 8. Drug use, drug dealing, and prostitution are the usual there.
On top of all this, Evergreen Terrace Apartments has a serious roach infestation problem. I can't even begin to tell you how disgusting, let alone embarassing it is to do everything in your power to keep a clean apartment, and yet still have to deal with cockroaches. You will even see them in the daytime. They don't even try to hide. Probably because there are so many of them that they have run out of places to hide. Be prepared to learn how to use your bathroom while holding a can of Raid in one hand. It's that bad.
The water in the swimming pool seems to always be some shade of green, the pool is more often than not, dirty, and almost always has a foul smell. The pool area is also littered with cat droppings from the unusually large population of stray cats that seem to hang around the apartment buildings. Finding that all of the patio furniture poolside has been tossed into the pool is not uncommon either.
Honestly, from someone who was a resident there, continue your search for an apartment. My wife and I lived there for only a few months before we decided to break our lease because the conditions there were just too horrible and unsanitary for any self respecting human being to live under. Just pass Evergreen Terrace by.
I should also mention that Evergreen Terrace is owned by Manco Abbott, a company whom I have heard absolutely nothing good about. It probably would be a good idea to just avoid any apartments owned by these slumlords.
