The Good, the Bad, & the Ugly

This is a great idea for a website, but since anybody can review, stats can be worthless. You must read all reviews to see which ones are "spin" and which ones aren't. I have read all 40 reviews and it does appear some may have been written by mgmt, which is why statistically correct surveys throw out the top and bottom extremes.
On to the review:
*The Good*
As others have said, the maintenance staff is very friendly and work hard. My requests have been taken care of promptly, and for emergencies, they are on-call 24/7.
Rent is competetive with immediate area. All managed properties call each other regularly. The only way to avoid this is to rent directly from owners. As such, rent increases with demand even for long-time residents, since they can just rent to the next person. Owners who manage their own properties usually value quality tenants, so will control rent increases to keep them.
*The Bad*
Crime is a problem, a lot of car break-ins and grand-theft auto. But to be fair, this is the area, not the complex. Crime maps show the 57/91 fwy corridors are "hot" spots, not surprising since fwy corridors are always the 1st to go in urban decay.
The trick I learned a long time ago is to leave your car interior empty, take your gate clicker with you, and take your stereo faceplate too (that's why it's removeable). I have lived in East Fullerton for over a decade, and have had only 1 hubcap stolen, 1 gate clicker stolen, and recently my car was stolen (since I had no anti-theft devices).
There *can* be noise problems, not thin walls like in a cheesy motel, but because the wall heater is directly linked to the neighbors'. If you pull the pilot light grill off, you can look through to see the neighbors' grill. Most noise problems are just bad neighbors. I have had my share, but luckily the last few years I've had good, quiet ones.
*The Ugly*
The hallways were recently painted leaving the top half white, the old color, and the bottom half now diarrhea yellow/brown. Does not go with the hallway's brown carpeting nor the bldg exterior beige/teal color scheme. "If it ain't broke, don't fix it." Total waste of money, in my opinion.
There is no guest parking. There are a dozen "open" parking spaces behind the office, but since there is 1 parking space/1 bed apt, most of the "open" parking is taken by 2 car couples living in 1 bed apts. If you don't get home by 5:30-6pm, you cannot park there to leave your reserved spot open for guests. This is a problem since when your guests arrive and park on the street, they cannot get to your door since the community is gated, with no way to "buzz" them in. You either have to give them the gate key ahead of time, wait outside for them to arrive, or have them call you on their cell (if they have one) to let you know "I'm here, lemme in."
*The Bottom Line*
I continue to live here because:
1) I take precautions with my vehicle, not to temp thieves.
2) I hate moving.
3) As long as rent is competitive, I need a good reason to move (new job, commute, etc.) since moving *always* costs money (returned security deposit less than new security deposit, rental moving van, dollies, boxes) and moving is always a hassle (which box did I put my toothbrush in').
However, since I know people who absolutely would not live in this area, I cannot recommend living here unless affordable rent and proximity to CSUF is a necessity.
