GOOD: Lots of trees. Landscaping is well maintained.
BAD: Water drainage problems. When it rains, the walkways usually flood. Very few apartments have outside access. Typically you have to walk into a hallway to get to your apartment. Feels like a hotel. When someone is walking in the hallway, you can hear their footsteps. Hallways are carpeted and heavily stained from years of use. Smell from the sewer comes up through the kitchen sink. Had a heck of a time combating that smell! Walkways are poorly lit.
VERY BAD: If you like a party every night, RC Briarwood is the place for you! The noise factor is over the top. Many apartments are occuiped by college students who play very loud music at 2AM! Parking is a HUGH issue. While there is open parking in the complex, none is usually available. And street parking....forget it!
Complex sits just outside a mini barrio. Many cars in the complex have been vandelized. Trash is a factor too. Dumpsters are often overflowing.

Its funny how some people have so much time on their hands just to try and hurt someones fillings, rise above!

I live here and they just change water and trash companies. We are now with California Utility Billing Service. My bill immediately went up $10 a month. Our typical bill for a month is $60. Outrageous. All the neighbors I have talked to also reported a jump of $10 a month increase. I agree - Keep looking.

I have lived here a year and will not continue on with another years lease because the of the managements decision to ignore the MAJOR AUTO BREAK IN PROBLEM. Everything I just read wrote by the previous authors is 100% truth: there are many trees; the property is very nice looking for being in the middle of the ghetto. There is ALWAYS trash lying around and YES your utilities will EVERY month go up! And if you need maintenance they will be there quickly and if you want to have an all night party and drink beer outside during the day YOU CAN COUNT ON THE MANAGERS TURNING THEIR HEADS AND NOT SEEING IT!
