The office people act like really nice people.........Waterstone at the Grove looks like a nice place to live....

you want to be lied to and intimidated by a management staff that has ego problems, if you enjoy being mugged in the safety of your own home, and you like looking at trash bins that are constantly overflowing, and you don't want to use the swimming pools(they are constantly closed for months at a time), and calling maintenance for repairs over and over again is your hobbie, if you don't mind not being able to use your garage because a moving van is parked in your way, Waterstone at the Grove is your mecca.

lived at Rancho Valencia for 20 plus years. It was a great place to live until the current owners and management took over 3 years ago.
Then the maintenance staff was replaced by nice, but incompetent people.

I was mugged in my garage and got an ambulance ride to Garden Grove Hospital. I reported this to the office the same day.
Later I was told from neighbors that had asked the office people about me, that they were lied to, that nothing had happened.

I had a low water pressure problem that I complained about 3 times a week for 4 months.
Frustrated, I told Management that I had contacted my own plumbing company to resolve the problem and would be deducting the costs from my rent. Management insulted me by replying that this that was against the law(not true). I replied that I had checked the laws and had had enough being lied to. I wanted my plumbing FIXED!!!
Finally the plumbing was fixed, but I had holes in my kitchen walls for three months after the water pressure was restored. A total of 7 months for repairs to be made.

It took 4 visits to the office and phone message that I was going to call the Fire-Department to get my garage door opener repaired. There were loose wires hanging from the ceiling and my garage door still did not work.

The trash cans started to overflow on a regular basis. Repeated complaints to the office and the waste management company was an exersize in buck-passing.

I was told that my 20 year old carpet would be replaced if I signed a lease agreement. I did sign a lease agreement, but the carpet was never replaced......another lie.

My wife accidentally hit part of the garage facing, because she had to swerve around a Dodge van that was parking halfway out of his garage for 2 months, and caused minor damage to the stucco. I have pictures.
The management used an unlicencend contractor to do the repairs and tried to bill me $600 for minor stucco repair.

Finally I was forced to threaten to report the management to the State Wide Fraud Inforcement Team (SWIFT)for trying to illegaly collect money from me for repairs made by an unlicenced contractor.

When I moved out, 5 other renters in my buiding were also moving out. There were only 10 units in my building...........

Even though I gave notice that I was moving, the management billed me for an extra months rent.
They immediately hired a collection agency to harrass me and my relatives(also against the law).
I payed the bill after they threatend to ruin my credit..........


STAY AWAY FROM THIS HELLHOLE!!!!!!!!!!!!!

DON'T BELIEVE THEIR LIES!!!!!!!!!!!!!!!!!

Sir, would you be kind enough to tell everybody the other side of the story?

For example, that your wife hit and destroyed the garage door with her car, that you were given more than 90 days to find a contractor company on your own, and that the final decision was made trying to save you money because you claimed that you did not have enough money to pay for repairs? Up until today you have not paid for the repairs, do you expect someone else to pay for them? Would tell everyone that, at the time of this notice, you are still in the collections department balance due on your rent? Is it really true that you sent this community to the SWIFT team? No one has contacted this office. By the way, the company that made the repairs is a licensed contractor.

I have copies of the correspondance to prove that you are a liar.
The name of the unlicensed contrator printed on the bill is---->J&R Maintenance Inc.
The license number printed on the bill is #129111

Guess what? It doesn't exist..........that means that J&R Maintenance is an unlicensed contractor, and trying to collect on a bill is illegal.

I also have copies of the cancelled check for the rent to prove that you are a liar.
