Not the best...don't be fooled, needs attention

This property is just OK. I've lived in both upstairs and downstairs units.

The owner seems very cheap when it comes to fixing the units or hiring professional help. Many residents fix up their area or units themselves because they get tired of waiting, feel like a burden when they call management or, at times, ignored when they ask to have something done.

You will notice, this place has a high turn around of tenants. They always have a vacancy. I wonder if that has anything to do with the CONS I've listed below'

Pro: The landscape is nice. The area is quiet. Most tenets are friendly.

CONS: The Manager is rude and unfriendly. He also looks unprofessional. Don't be fooled by the looks of the units. They are nice looking but the flaws are covered up. Everything is painted over, including the bathtubs and carpet. Some apartments have had rats in them. There are roaches and termites in many units. No pets allowed. Upstairs walkway is week and you can hear anyone walking on them if you live downstairs. Many electric plugs are loose. Outside lighting is dim at night. Some light bulbs are never changed. Swimming pools are dirty by the weekend and are not cleaned often. Can't walk on grass. Cars have been broken into many times. Items stolen from parking lot. Video camera's around parking lot do not work properly. Teenagers roam the grounds at night. Southside doors and gates always open. Northside and southside laundry has washers and dryers that breakdown often. The northside units laundry are not kept as clean as the one near the office. Many complaints of plumbing problems. All units get very hot during the summer. All units only have a wall A/C in the living room only. Good luck sleeping in the bedroom or upstairs at night. Southside units have limited parking near their units. Too many rules for the price and location. Be ready to travel to get to traditional stores. Parking lot and covered parking areas look horrible. Parking gates are old and slow, often breakdown. When will they paint this place'

Overall, locations near this property have upgraded everything from the paint to upgrades in units. It might be a good idea to check out Ranch Monterrey's neighbors.
