1. parking is terrible and has not been corrected in last 5 years as a resident

2. carpets seemed nice when I first moved in and then black spots appeared. cleaned carpet once a year and black spots remained. friends commented on how terrible they were for the amount of rent i was paying. moved out after 5 years and they are charging me for the carpets eventhough (1) they needed to be replaced for next tenant anyways and (2) i reported them as a problem every year when i renewed my lease.

3. The community manager is terrible and is a total -----.

4. The other staff is great and the residents seem to be nice. the comments about the pool and jacuzzi posted by other reviews are not true. i regularly swam in the pool and found that it was often unused. there is 1-3 creepy older guys that cometimes try and talk to you, but my wife never seemed to have any serious problem with them.

5. location is perfect and overall the place is a pretty good value for the location.

I would recommend to anyone assuming that the manager eventually quits or gets fired for being completely incompetent.

I am a longtime resident at Turtle Ridge, as well. You cannot really blame the managers that have worked here. Their hands are tied by the Irvine Company. Irvine Company puts down strict rules about rent hikes and amounts of deposits that get returned. One should just expect they will never see most of their security deposit and that their rents will increase every year. You are so right about the parking. It would be funny if it wasn't so sad. There is absolutely no parking enforcement at Turtle Ridge, and never has been. At first, they passed out parking decals, but no one ever used them. On the right side of the complex (coming into the gate), you will often see illegally parked cars. You will see cars parked in the red zones and in front of garage doors with the car sticking out into the street. No one is ever ticketed or towed. People wash their cars inside here, even though washing cars inside the complex is prohibited. Sometimes people will throw a noisy balcony party after 11. Again, no enforcement of the rules. The management doesn't really care about the rules. They could enforce the rules, but they won't do anything unless the Irvine Company tells them...and no one high up at the Irvine Company lives in Turtle Ridge. Someone recently stole one of the nice LCD flat screen TVs in the exercise room. The response of the staff here is to put a note on the door asking residents to please not leave the door open while they exercise. The location of Turtle Ridge is good unless you have to drive outside during the times when Mariner's Church (across the street) is letting its massive crowds in or out. (A bit inconvenient, but not a deal-breaker.) And finally, in my opinion, the staff here do not do enough pest control. They should spray the outside a lot more than they do. There is a good shot your apartment will often be hit with silverfish, ants, and spiders. I get hit a lot, as do my neighbors.
