I'm moving out as soon as possible!!!!

I moved into Villa Coronado about 3.5 years ago. At that time, the rent was a little more reasonable, and the staff was great. Since then, it's been a downhill slide. The staff now is horrible. Don't expect to get anything out of them once you're 30 days into the lease. The young professionals that used to live here are obviously as sick of this place as I am, because they're all moving out. As a result, the staff is renting the many vacant apartments to every group of 4 UCI students they can find. Whoever said Asian students don't party, doesn't live next door to them. The continually trash the pool area with their get togethers, they're in the pool area well after 10pm security is supposed to close it, every night of the week! Security is a joke. They're only on site when you call them for an emergency. Even then, expect at least an hour wait.
The complex is right next to the 405, so if you live anywhere on the backside of the complex, expect the freeway noise to keep you up, even if the drunken college kids don't.
Parking sucks here. And to make matters worse, the staff thought it appropriate to park a dumpster across 4 of the spots for people to discard their dead Xmas trees! Also, each apartment has a garage, which is supposed to be used for a CAR and had a shelf for additional storage. It seems that 25% percent of the people here either run a construction business out of there garage, or have too much crap to store, and can't park in the garage. So, guest parking is impossible to find after 5pm. There have also been quite a few families with hoards of young kids moving in, and I have personally talked to 5 different residents who said the kids have scratched their cars with their bikes and scooters. What's worse, you have to pay attention every second while driving through the parking lot because a 5 year old on a scooter could come barreling out from behind a hedge at any second. The mail is a joke. If you don't pick it up every single day, the mailman packs it into your tiny mailbox so tightly that you have to yank on the mess to get it out. 90% of it is trash advertisement you don't want anyway. The trashcan next to the mailbox is overflowing every day. And, if you go on vacation for the week, they'll stop your mail, and you have to go to the post office to restart it.
Rent is due on the 1st. They'll give you to the third and then its $50.00 PER DAY late fee after that, even over holidays!!!
The complex gets infested with ants and killer bees every summer. NO JOKE!! They'll spray your apartment for ants for free, but you have to request the come, and you'll need them to do so once a month from May through September. The killer bees usually start a hive behind the garages on the back wall of the complex. Each year it happens, they lock you out of (or into) your extra garage for a month until they can remove the hive. After that, the stuff in your garage is covered in sticky ----, and don't even think about asking for a months rent off the garage. I took it to the corporate level and they still said no THREE YEARS IN A ROW!!!
The only nice thing I can say is that the landscaping is usually pretty nice and well kept, minus the dog ---- all the inconsiderate people leave all over the place.
I'm paying over 1400 per month for a one bedroom. It's worth about $900, only because it's in Irvine, which is also overrated. There is absolutely no nightlife here. The Irvine spectrum is the only place in the area open at night. But, it's a hangout for every orange county high school bonehead with his underwear hanging out, and the restaurants ALL have a 90-minute wait. PF Changs has a 90-minute wait just to get a pager for the hour waiting list!!!
My advice to you: Avoid Villa Coronado, and any other IAC Property like the plague. You'll regret it if you don't.
