2 year renter - well maintained, great amenities, but anonymous

I moved my family here two years ago from a rented house in Irvine.

Our former landlord deferred much maintenance and eventually sold the property.

Our objective was to find professionally managed housing.

I chose this complex because of the amenities and availability of 3bd/2ba units.

Villa Siena is very well managed.

My carpets are shot, but generally maintenance is proactive.

Despite this being a relatively new complex, the streets were recently repaved.

Exterior lights are always immediately replaced - maintenance will also replace interior unit lights! The grounds crew walks through each morning noting any problems and picking up trash - you'll find no litter here anywhere.



Exterior paint is fresh and clean, landscaping is well tended, and there are very few bugs.

I've heard of some ant problems, but we've never seen ants or even a spider in our appartment.

Really - no flys, no mice, no rats - am not sure if this is all good - but my wife and kids appreciate this.

I think the amenities are terrific.

The main pool can be crowded on weekends in summer, but it has the feel of a resort.

There are at least 4 pools in the complex including a salt water pool.

Downsides to this complex are well documented.

The students can get loud - but the are UCI students - this is a very competitive school too much partying is inconsistant with academic success.

Building accustics tend to amplify voices and loud cars.



The community is rather anonymous.

I don't know my neighbors.

This could be due to our being in a corner family appartment surrounded by one bedroom units.

Near my end of the complex, there have been two deaths from unusual circumstances in the past two years.

Both were women.

One was a gun suicide and the other was a woman that died in one of the Jacuzzis - am not sure of cause.



Ethnic diversity here reflects most of Irvine.

Seems to be a fairly even mix of Asian, Persian, and Caucasian.

Not everyone here is a student - I'd guess average age is maybe 28' Most are single.

Although I suspect this is changing as homes in Irvine are high priced, an more families are making the decision to rent.

Speaking of families - be aware that this complex is actually in the Santa Ana School District! Don't move here if you want your kids to take advantage of the great Irvine schools.

The high school is Century High School in Santa Ana - a
VERY different demographic from Irvine.



Parking is a problem.

There is a maximum parking space allotment of two spaces per unit - even if you live in a 3 bedroom unit! We have three cars, which means someone is risking a tow if a daily permit isn't secured from the guard.

Security is every present and on patrol in electric cars.

Some women find the subterranian garage threatening - but I'm not sure anyone has ever been accosted there.

Out of appartment storage is available for $50/mo.

These chain link storage cages measure about 5' x 6' x 8'.
