Property Maintenance Declining

I have lived at Villa Siena for several years, but over the last two years, I have noticed that the maintenance efforts of the buildings have not been maintained. The concrete walking areas around the apartments look horrible with stains and cracks. When the cracks get big enough, they are just filled in, making it look even worse. When an actual section has to be repaired, they pour new concrete which never looks like the original. The paint on the outside of the building has not been maintained, so as you walk along the 4th floor where I live, there are marks all over the exterior walls. The fixture on the doors of the apartments are a nice dark brown color, but as they have been replacing them, they have been using regular gold. So on some apartments, you have gold mixed with the dark brown color. With the cost of rent what it is, you would think that details matter. The same goes for the awnings over the apartment doors. Many have rips in them and have not been repaired. There are service doors along the 4th floor, and for over a year now all the paint around the trip has been peeling and flaking off. You would think that even if they didn't paint the walls, they would remove peeling paint before a child gets to it. The trash cans by all elevators seem to be falling apart and not maintained. They used to be maintained to ensure cigarettes were managed safely, but I haven't seen them maintained in quite some time. The elevator doors have been breaking down as well. When the door was sticking, they just put an ugly screw through the metal instead of fixing it. Maybe this was the fix, but it is ugly. For the second time this year, there is broken tile in the elevator. It has been going on 3 weeks since it has been repaired. On one of the elevators where they had to replace a door a couple months ago, they replaced it with a an unfinished metal door next to the other door. I figured it was temporary because I didn't think this would be up to the visual standards of the Irvine Co. Months later, it is still there. I don't know why physical maintenance is such a problem. The landscaping is maintained beautifully. Finally, the maintenance and resident services departments have been moved into the same department! Such a shame. Given that most people have complaints about maintenance, this can't be good.

I too have been living at Villa Siena for serveral years. I agree with this posting. The maintenace and upkeep around the complex is deteriorating. I also agree that with the cost of rent you would expect attention to detail. Here's also an example of the direction management and security is taking in the complex. For some time most of the pedestrian gates would remain unlocked. I'm not sure if its due to people justifiably complaining that they do not feel secure that the pedestrian gates are never locked but a now a few gates are stuck in the locked position. When someone complained that the gate is stuck and the key does not work, the next day they remove all locks. So now you see an open gate with no lock and no handle. You can just push open the gate. It's been several months and still no lock or handle. One time I passed through and noticed a guard there thinking he's there in response to make sure non-guest pass through, but he was just there taking a smoke break. It doesn't look like management takes complaints or requests for maintenance or better safety seriously. They are neither pro-active nor reactive.
