Straight to point - Pros vs. Cons (No Bull)

Pros:
1. Easy access to Toll Road and minimal car traffic in and around Woodbury community
2. Plenty of parking for each Bldg (even with people not using their garages)
3. Salt-water Pool w/Wi-Fi Access and 24hr Gym (with Workout Towels A )
4. Will be across the street from New Woodbury Community Shopping Center
5. A growing caring community of people who care and tell NEW residents to stop parking their big Uhaul/Moving Trucks across 4 parking spaces.
6. Overall Apartment Manager Julianne does her best to make sure that she resolves any/all of your issues within her authority to do so - she is responsive, personable, approachable, and objective. She has a great support staff and the maintenance crew are always zipping away on their golf-carts answering maintenance calls.


Cons:
1. Sub-Par Building Construction & Insulation
a. Stairwell-construction echoes vibration through apartments and walls - not good if your bldg has alot of foot traffic up and down the stairs.
b. Apartment Flooring-construction is not concrete but just wood and standard insulation, which is why you can hear just about everything through your floors, walls, or ceilings just depends on who's louder - your neighbor above you or your neighbor below you. SOLUTION: Make sure that before you choose what IAC apartment you decide to live in - get the facts about their apartment flooring construction if its has concrete treatment on top of the normal wooden flooring. If you've already moved in, then its all about the people share walls/floors with - best of luck!
c. Apartment outer wall construction is thin and not very insulated as you can hear people talking, dragging their flip-flops, shoes, garbage truck, etc. - with windows closed.
2. Teenagers & Late Night Social Affairs
a. Teenage kids using pool area as hook-up and hang out although entertainment to some but, annoying to those having to work the next day - definite lack of parental guidance/supervision after 10pm.
b. People hanging out at firepit area past 1am and just chattering it up as if it were 4pm in the afternoon - definitely you have to speak up to enforce some peace and quiet afterhours (I have no problem doing this but, some people lack backbone and will just tolerate it till it drives them to be just unhappy and awful residents).
c. 20-somethings hanging out on balconies hoping to talk loud enough to stir up some lonely interested neighbors from their windows to tell them to quiet down (again this boils down to who lives around you in your bldg) - Leasing agents can't really tell you age, sex, race, etc. so best of luck on who's across from your balcony or shares your walls.
3. Migration of the mid-west and out of state yuppies
a. Lotsa out of state people means that they will do what its like to be at a very nice resort - use everything that the community has to offer and invite entire family entourage to share in your peaceful sunny socal destination (nothing wrong with this as I would do the same, but it does cramp your space when you sure need it - like the uhaul trucks in parking lot, the pool area being full on weekends, etc.)
b. Growing number of large families moving in with more than 2 kids - this means more kids in pool area, more kids laughing and screaming (hey if you're not a family person then this place might not be for you).
c. Jacuzzi is always occupied - likely this is because it is big and it is situated very well amongst the backdrop of the pool area and makes for a great corner escape and private social gathering.

I tried to be as fair and objective about the pros and cons - overall its jus my opinion and we're all entitled to our own. Do a late night drive-through and that should tell you alot about the apartment you're moving into - with Woodbury Square and Woodbury Lane its still fairly new so things can change in a moments notice. Again it alls comes down to your neighbors and how you handle those uncomfortable situations when they arise.
