If your desire to live in a community with a college dorm ambiance (use of trash cans appears to be a foreign concept), paper-thin ceilings that let you hear every footstep of those above you, drunken undergraduate tenants screaming across the courtyard at each other late night, and management that disregards the concerns of residents, please, live here!
When we signed a 12 month lease earlier this year (March), we were not informed of any impending conversion. We received a notice that there would be an inspection by a prospective buyer on May 9 (dated May 7), and we were unable to find out anything after this from the management (Monarch) who denied any knowlede of anything going on with regards to a possible conversion. (For example, we were completely unaware that the first buyer fell through, as mentioned by another poster). On the Saturday of Labor Day weekend, we received notice from the post office about attempted delivery of a certified letter, which turned out to be a notice (dated 2 Sep) from a company called Integral Communities, Regents-LLC, notifying us that they had filed an application for conversion with the state of California on August 12 and that upon approval, we would have 90 days to decide whether or not to buy this miserable unit. The management of the apartment, that will be still managing it after conversion, continues to this day to maintain that they are "in the dark" about the deal and the conversion. Apparently, the application was approved, since we got another letter a week later (but dated the same day) informing us that our leases would not be renewed and that instead of 90 days, we would have the terms of our lease honored. The manner in which this matter has been handled has been shady at best, though I'm sure their lawyers have ensured it conforms to the minimum requirement to make sure that they squeeze the most rent out of us suckers who want to flee.
