I would never rent here again - Ever.

Pros:
- Friendly staff.
- Great price for Southern Orange County.
- Exterior is clean/well-maintained. (Parking lot re-slurried in summer 2008).
- Service requests met in a timely fashion (make sure it is within 2 days - I think, otherwise they will reduce your rent for the next month).

Cons:
- Parking is HORRIBLE. I don't care what they say... It is NEVER enforced, (even when they say it will be). All of (6) guest spots that are taken up by residents who leave their vehicles for weeks at a time. Would not be a problem, but there is nowhere else to park, (not even across Via Lomas the adjacent street). You basically have to park at Ralphs a few miles away. So if you arrive home later than 7 PM, good luck..
- Loud: Music blaring, children running rampant at 11 PM, cops or helicopters circling on a weekly basis, etc.
- A lot of smokers, (which is fine until it wafts into your room in the middle of summer).
- Dark: Lighting is not sufficient.
- Interior: Chips and rust in bathroom sink (lovely to look down into when brushing teeth), scratched mirrors (not just normal wear & tear), cheap fixtures, patios are basically rotted and tilted (surprised they have not fallen) and the storage shed doors do not stay closed on their own.
- Loitering in community trash cans (at 11:00 PM) and always trash pickers on weekends.

All in all, if you can live with all of the cons, then have fun. I would not recommend this area for females or anyone with more than one vehicle.

NEVER RENT HERE!!!! I LIVE HERE AND MY HOUSE S INFESTED WITH ALL KINDS OF BUGS. THEYVE SPRAYED FOUR TIMES IN THREE MOTNHS. WE KILL AT LEAST SIX GIANT SPIDERS A DAY AND MY BOYFRIEND WOKE UP SCREAMING IN PAIN TODAY...TWO PINCHERBUGS HAD CRAWLED INTO HIS EAR CANAL!!!! OH, AND THE TARANTULAS WALKING AROUND MY PATIO ARE REAL FUN TO DEAL WITH DARK, NO PARKING FOR GUESTS, SO IF YOU HAVE ANY FRIENDS FORGET IT. NO HANDICAPPPED SPOTS OR RAMPS FOR WHEELCHAIRS, I WAS DISABLED AT ONE POINT IN MY LIFE AND DONT KNOW WHEN I WILL BE AGAIN. IM A SMALL GIRL AND DONT FEEL SAFE HERE AT ALL. DARK, NO LIGHT,NEIGBORS ASK TO BORROW MONEY. NICE STAFF BUT NOT WORTH IT.
