I have lived in this comples for 5 years. In the last few years, this complex has really gone down hill. Rents were pretty stable for the first 3 years, with maybe a $30 increase, but now each year the increas is $70-$100. Termite damage is out of control, with entire balconies being replaced. On e of the mailbox pergolas fell over because of damage, and the carports also have damange. They had to replace several mailbox pergolas and carports, but I still feel unsafe going out on my balcony. Below the kitchen formica and unde the carpet, in the last 6 months I have noticed divots and holes caused by the same damage.
They have been advertising in the OCWeekly which brings in a lesser clientelle as well, and it shows as the neighbors are much more thuggish than before. My convertable had the roof slashed twice in the last year despite the place being gated.
The staff is unfriendly, but they have had some turnover, and the office manager is a little nicer than the guy before her, but she is still very corporate and cold. Be careful sending your rent check, because they will hold on to it and then say you delivered it late. This has happened to me several times. I now make sure I have a witness with me when I deliver my rent check.
They used to have the water bill come directly from Irvine Ranch Water District, but now they handle the bill and bill you along with rent. I don't know if they have upped the price as a middle man, and they never deliver their bill on time, so I end up having to pay rent and the water bill separate anyway (otherwise my rent is late and I am fined).
Parking is all carports with open air spaces. Each unit gets one assigned carport space, and two permits. Street parking is the only option for a third vehicle, and it is not available on the entire south side of the complex making it a serious walk for guests. They also tow all cars without tags after 6 pm, so be careful. Every person I know has been towed at least once including me when the tag mysteriously disappeared from my convertable.
The only thing going for this place is location. It is in one of the safest cities in the country. The neighborhood is wonderful and peaceful, but I fear the new tennants and shoddy maintanance are going to change that.

We're thinking of moving out as well due to the rent hikes each year! Not worth it.

We have been living at Ridgecrest for more that 4 years and i could not agree more. Rent has become astronomical VS. what you get for it. Maintenance is slow and half quality.
Termites are EVERYWHERE! They are so bad that termites have started to come out our ceilings. Office has known about the problem for more that a year and have done next to nothing.
At once point I would have recommended Ridgecrest, but now, in good conscience I can not. No-one deserves to be treated as poorly as you do while living here; especially for the rent we pay. Office has become so pro-corporate you can not get anything thing done and the neighbors are becoming more and more less desireable.
