I have lived at River Oaks for 7 years. You will get 1 garage and 1 assigned parking spot. We rent another spot from a tennant who does not use his. Guest parking is available with a pass only when the leasing office is closed. Laundry hook ups are in the patio closet area. I work the night shift and usually get home around 10pm. I rarely see people walking around late at night. I only notice partys on Friday or Saturday. My neighbors are great. I am friends with two of the three. No problems with maintenance. I made friends with the maintenance guys early on(I don't poop in my own backyard). Landscapers are out at least twice a week about 8am to keep up on the grounds. The creek is great. We have families of ducks every year and red dragon flies in the Summer. I have lived in much worse places in my life.
