I finally have relief, got to move out a couple months ago, and the extra grand to move in early at my new apt is SO WELL worth the money to move out of Camden (at least in theory) a month early!

I could go on and on about all sorts of crap, but its already blatantly plastered by quite a few people already. Let's just say I triple times infinity emphasise every bad thing said, because its ALL, yes- ALL, TRUE!!!

The apartments raiting went from 26% to 21% in just ONE MONTH! Doesn't that speak for its self already' How about knowing it went from 32% to 28% in TWO MONTHS, and one more month was already at 26' This apartment community is falling downwind fast, without a parachute.

Don't get sucked in by nice professional looking leasing agents, don't get sucked in by the look-and-lease traps, and don't fall in love with the outside plants.

All your money goes to the plants outside, that's all they ever keep up.

Also, your water/gas/trash, its billed per building, then divided up by square feet, so the bigger the higher, smaller the lower. The gas rates are going up 20%, you have no option or negotiation on it.
Edisen Electric provides your electricity, you get no brakes on your bills. They are going to raise their rates FOUR times IN SIX MONTHS. Starting with either Sept or Oct. I'll tell you right now, for minimal, and I mean MINIMAL, useage for the smallest unit, its 100$/month at their lowest rates before raising.
The large 2-3 bedrooms plus den, its average 300-500 for minimal to average useage/month.

Rent is going up, they want to do construction on the main guest welcome center building. They want to tear it down to make high rise to sucker more people in and compete with the new condos going in next door. Plus next door to the south something else building wise is going to be going in in the near future. Expect constant construction from 7am-6pm every weekday and some weekends.

The gym is always broken down with half the treadmills not working, tv's hardly work right, and they took the free water out to put vending machines in. Because everybody working out want to buy a soda pop!

Theater never works right, they intentionally forget to turn the sound up max so you can actually hear beyond the floor or first row. Also no food or drinks are allowed in there at ALL! Its sooo fun to sit and watch a movie you can't hear with no food or drinks.

Dogs pee, poop all over the complex in all the buildings, nobody ever cleans it up. If you live by an elevator your apartment will smell like dog pee.

Ants are bad in the summer, even on the top floors. Also Silverfish bugs.

You HAVE to professionally clean the carpets in your unit before leaving with proof of doing so. If you don't you're charged for it. They claim, "Since we rented it out to you with cleaned carpets, you must return them the same way you moved in." But the resident that moved out before you paid for it as well. They don't consider ANYTHING as wear and tear, even if the carpet is spotless. You could seriously put plastic tarps over your carpets the entire time your there and you'll still be charged if you don't have them cleaned. The smallest apartment costs 65$ to clean.

I'll warn you right now: When moving out, they give you a price sheet of what they charge. Its about 50-300$ off, they go by square feet of your unit, the smallest is the above amount off. The larger the unit, the more it costs. All prices are less than their claimed "estimates" that don't say are estimates until you're moving out all a sudden.
As well as, the cleaning guys do your walk through, mark everything as dirty, even if its spotless. So your initial walk through is a waste of time, no if ands or buts about it! Don't even waste your time to do it or be there.
You aren't allowed to be present during the final walk through either. The manager never looks at your unit, just the cleaning guys. They are butthead jerks.
In addition to being jerks, they don't know what they're doing. They told us our closet doors, a/c, and entire apartment needed to be painted! I wasn't aware a thermostate box or mirrored doors were to be painted! Much less walls that were personally touched up in just a couple spaces at the hall edges from their crappy paint job.
The cleaning guys mark what to charge you for, the office staff, NO QUESTIONS ASKED, look up your apartment sqfootage, and put the highest price they are allowed to charge for it down on your sheet. You may only have 1 spot on one wall 2'' in diameter, you will be charged 400$ for painting the apartment. No questions asked! Can't stress that enough here. They don't look at your apartment, they don't ask how bad, they don't ask you, they don't tell you how much you'll be charged until you get your check, or your bill! They know the estimates are low, they know they lie about it and refuse to answer questions about it, that's their deal.

The smoke alarms are too close to the kitchens, its hard to cook often. The slightest heat from the stove or oven or smallest amount of steam or smoke (from oils, saute etc) sets them off when you can't even see anything past the stove top. Don't open the front door to the hall, it'll set the entire buildings alarm off! Just open your balcony doors and swing them violently fast for a few minutes and stop cooking and it'll turn them off. Oh yeah, they'll go off around the complex at all hours of the day/night. Get used to it.

Luckily, I got all my deposit back within two weeks of my lease ending, less carpet cleaning fees of 65$. It was an act of God, I'm positive of that.

The pet deposits are ridiculous. If you want one, get a cat not a dog, you can hide them and skip out on having to pay the fees. Besides, if you have a pet for 6 months and don't techincally hide them and people see it and don't say anything about it, you can't techinically be charged or penalized for it. Yeah, I looked it up! Great huh!

The only good reviews here about CHV are by employees, its their job to do that! Kid you not! Don't fall for them.

Be smart, don't move in, and if its too late, save others! Don't be silent! Don't stand for it! Flood walls and walkways with this website url so others can find out!

And if you don't know it, your key deposit is added to your sequrity deposit upon move out, so they can take money out of that amount too!

Safety does not exist. My last week upon moving out, there were 3 guys scalling the walls of 3rd level apartments trying to break into balcony doors. Yeah, you read that right, 3rd level units. They climb up the stairs and onto the ledge. Of the side of the building I could see, they tried to get into 13 units!!! x-2PE3sjUIIeetAHoKOk

I agree with this post. Everything is true. Our walk-through went perfectly at move-out. We were told everything was "FINE". Now they're witholding our security deposit. Beware.
