I recently had to take Mr. David A. Kornblum to court to retrieve my security deposit he was withholding. Not surprisingly, He was being sued by someone else that day for the same reason in the same court!! He will try everything to drag it out as long as he can in hopes you give up. He will also try to settle and threaten that he knows the law and he will win. Do not believe him. He is a liar and a cheat. He was completely unprepared in court, and the judge ripped him apart. His invoices he gives you, (if he gives them) are bogus and will not hold up in court. One of his famous moves is to claim something was lost or delayed in the mail! He will try to charge for wear n' tear, when in fact, by law, he cannot. His leases state he can charge a percentage depending on how long you've been there. But Civil Code 1950 will supersede this. Even if you think its not worth the time and agrevation. I recommend going after him if you've already been taken. He preys on your apathy. It's your money, don't give it to him just because he stole it! Take him to court!
When you file, Make sure it is for C&S Enterprises No. 1 LP ... You can serve him VIA Certified Mail to his address 7720 W. SUNSET BLVD. LOS ANGELES, CA 90046. (Confirmed Accurate as of Feb 09). If he refuses service. You can serve your property manager in "Substitute Service" within I believe 30-45 days prior to the court date. As an employee of C&S Enterprises, they are responsible to make sure it is delivered to the correct person. David is not the owner, (Even though he really is) but he is the Operations manager, and responsible to appear in court. I'm working on putting together a website to assist in more detail for anyone who has been taken advantage of by this scum.

I wish I knew who some of you are; Kornblum is lower than scum and obviously the biggest crook in real estate. I mean there is nothing this scum will not stoop to.
I am a tenant in one of his other properties and reading those reviews (10920 Palms Blvd) it looks like this creep has been breaking every housing law written. I will be seeing him in court as well, very soon and my hope is that every single tenant, past and present will realize how they have been scammed and stolen from. A class action, investigation by the attorney generals office and some very loud publicity is sorely overdue. This slime ball needs to be brought to justice and exposed badly. I don't think anyone knows just how harmful he is and how much harm he was done to people. He victimizes tenants and it looks like there is nothing he won't stoop to.

Those of you that took Kornblum to court, what was the outcome and are those records still available? There are similar issues at all of his buildings it appears. Looks like the guy is skimming off for a ton of tenants money he is not entitled to and I am interested in putting together a suit that will levy stiff penalities and consequences against him on behalf of all tenants (past and present) of all C and S Enterprise properties.
