Selby properties, the owner of the Heights, has a continuing policy of
illegally witholding normal wear and tear charges, such as painting, from
the security deposit. This in spite of the fact that they were fined
over $600,000 in 2001 for these same violations. I took them to small
claims court and won, and you can too. Don't let them get away with it.
The manager when I was there, Chris Osstad, was one of the most
unpleasant human beings I have ever met. He treats the tenants like
enemies, and refused simple requests like allowing the tenants to post
notices in the laundry rooms, such as items for sale. He has since been
promoted to regional manager, so you can expect similar treatment in the
future. The Heights spent a lot of money on their "media room" which you
can only use when the office is open. Not very useful. They screwed the
windows shut in the gym, and it gets very hot and stuffy in the summer.
On the plus side, maintenance is pretty responsive, and the pool areas
are very nice. Still, it's pretty expensive for what you get. You will
probably have to take them to small claims court to get your deposit
back, so be sure to ask the court for the entire deposit, not just the
painting charge. The judge in my case said he would've given me all $500
if I'd asked for it.
If you're still looking, my advice is to look for a condo to rent from
the owner, such as Lakeside Village in Culver City. You'll generally get
a better deal, you'll deal directly with the owner, the facilities are
just as nice, and your neighbors are of a higher caliber.
