thin walls, not well kept

I am currently a tenant at Hollywood Vista Aparments. The building manager is nice, but often forgets to follow up with requests, therefore it takes a very long time and often 2-3 attempts to get anything accomplished.

The property owners are shady. They don't enforce their eviction policy very well. They will accept late rent from some tenants and file proceedings to evict others within three days of being late for rent. The person above our manager just makes these decisions on a whim apparently.

The gym is absolutely horrible. The equipment it outdated and falling apart. Most of the pieces were purchase as part of TV trends, a bow flex, and some product endorsed by Chuck Norris. We definitely feel like we were cheated as to that aspect.

Also the rents for specific apartments seem to fluctuate a lot. We pay $1175 for a one bedroom, while other people are paying $1200 and some are paying $1100 or $1050. Now $25 difference isn't much, but $1050 to $1200 seems like a lot to me. The price fluctuations have nothing to do with layout or square footage, they are all nearly the same. It apparently comes when the demand is low and the management company is trying to fill space.

One thing that really bothers us is the lawn. Our building allows pets as do others in the neighborhood. However, people are not cleaning up after their dogs. The very small areas in the front of the building are strewn with dog waste. The manager is supposed to clean them, as are the tenants, but it is not being done. There is a very old dog in our building who often can't make it to the lawn and it goes on the sidewalk. It is never picked up and at least once a week someone walks through it and tromps it into the building, where it stays for a couple days until the manager (who lives on site) decides to clean it up.

Our neighbors are not noisy, but the walls are very thin. We can hear one neighbors phone ring, another neighbor blow his nose and slide open his closet doors (I am not kidding) and a bird screech from down the hall. It's not wild parties or people up all hours, just poor construction.
