This is a distinctive art deco building that has Los Angeles cultural historic monument designation. That designation allows the landlord to get a tax abatement for the cost of maintenance of the building. Unfortunately it seems that he has done little to preserve the historic appearance of the building. For example the facade of the building has chunks of concrete that have fallen off. The apartments are very nice, with beautiful molding and vintage bathroom tilework and sinks. But recently I saw a vintage black porcelain pedestal sink in the trash dumpster. In my estimation, the current landlord/management tends to look for the cheapest solution, without sensitivity to the historic aesthetic of the building. In general, the management is not friendly at all to the tenants. I would even say hostile. The elevator was broken for about four months and the landlord refused to give a rent reduction for reduction of services. The front door buzzer was also broken and didn't get fixed until a complaint was filed with the housing department. Pets were very limited in the building in the past, but the current manager has dogs and has allowed more and more and more people with dogs to move in. There are now problems with barking dogs. We have too many in the building.
Security is weak in the building. The door to the garage often doesn't close all the way, and maintenance and management often leave the front door open even when no one is around.
The walls between apartments allow sound to pass through but there is little sound transfer between floors.
There are some heavy smokers in the building, so second-hand smoke can be a problem.
If you appreciate art deco architecture you will like this building but be sure to get everything in writing. My experience has been that the management is simply dishonest.
