THE WORST APARTMENT BUILDING & MANAGEMENT

I WASTED ALMOST $4000 FOR THE MONTH OF APRIL 2008 FOR A PREMIUM CORPORATE RENTAL. HERE IS A PARTIAL LIST OF THE MANY DOCUMENTED PROBLEMS AT LOS FELIZ PLAZA:
1. AN ELEVATOR THAT WAS BROKEN 50 - 70% OF THE TIME, FORCING RESIDENTS OF A 6 STORY BUILDING TO USE STAIRS, INCLUDING THE ILL, ELDERLY AND INFIRMED.
2. AN ELEVATOR THAT TRAPPED RESIDENTS IN THE ELEVATOR SOMETIMES FOR HOURS ON END.
3. UNCONTROLLED DRUG USE IN THE BUILDING, FOR WHICH THE VARIOUS CHEMICAL SMELLS & SMOKES DRIFTED FROM APARTMENT TO APARTMENT
4. AN "ON PREMISE" MANAGER THAT WAS RARELY AVAILABLE EITHER IN PERSON NOR BY PHONE.
5. TOILETS THAT OVERFLOW REGULARLY.
6. I AM A CRITICAL CARE R.N., I AM IN MY 3 RD WEEK OF A SEVERE FUNGAL INFECTION THAT WAS PICKED UP IN THE UNSANITARY WHIRLPOOL, NOT ONLY BY MYSELF BUT ALSO BY MY OUT OF TOWN GUESTS VISITING. I REMAIN ON A PRESCIPTION STEROID AND ANTI-FUNGAL FOR THIS BILATERAL INFECTION.
7. "BAIT AND SWITCH" ADVERTISING ON CRAIGSLIST REGARDING AVAILABILITY,LOCATION AND PRICING. THE WHIRPOOL IS LADEN WITH BACTERIA AN FUNGUS.
8. BARE ELECTRICAL WIRES THROUGHOUT THE GROUNDS WITH BROKEN GROUND LIGHTING FIXTURES, WAITING TO ELECTROCUTE SOMEONE.
9. WASHERS AND DRYERS THAT DOUBLE CHARGE YOUR REQUIRED ACCESSS CARD, THUS RIPPING ONE OFF, WITH A MANAGER WHO WILL NOT ASSIST IN THE REFUND THEREOF -- A LOAD OF CLOTHES COST ME $10 TO WASH & DRY.
10. TRANSIENT TYPES THROUGHOUT.
11. SECURITY - THE MANAGEMENT ALLOWS SPECIFIC RESTAURANTS TO BREACH SECURITY TO ENTER THE ENTIRE BUILDING, TO THE VERY RESIDENTIAL HALLWAYS TO PLACE FOOD FLYERS FOR DELIVERY SERVICE ON THE DOORS, WHEN THE BUILDING IS TO BE A SECURE BUILDING.
12. WITH HOLDING SECURITY DEPOSITS, MUCH TOO LONG AFTER A RESIDENT HAS MOVED OUT, THUS USING A RESIDENT'S DEPOSIT FOR THEIR USE / BENEFIT.
13. LITTLE TO NO EFFECTIVE COMMUNICATIONS WITH MANAGEMENT.
14. SECRETIVE POSTURING REGARDING THE CORPORATE HEADQUARTERS, PHONE NUMBERS AND ACCESS THEREOF.
15. A CORPORATE UNIT, IN WHICH ONE IS CHARGED TOP FESS THAT DOES NOT EVEN PROVIDE A BROOM, DUST PAN, MOP, BATH MAT TO KEEP THE APARTMENT CLEAN WHILE STAYING. PLUNGERS FOR THE OVERFLOWING TOILETS, MULTIPLE OCURRENCES, MUST BE BEGGED AND BORRROWED.
16. THE TELEVISION AND VCR WAS BROKEN 3 OF THE 4 WEEKS.
17. FILTHY, DISCHEVELED, DISORGANIZED, DANGEROUS, HEALTH RISK -- FAILURE TO MEET FEDERAL OSCHA STANDARDS FOR SAFETY, FAILURE TO MEET LOS ANGELES FIRE CODES / SAFETY CODES FOR ELEVATORS, AND MORE.
18. NOISY FROM STREET SIDE -- LIKE LIVING ON THE FREEWAY ITSELF!
19. DENIAL OF OTHER AVAILABLE UNITS BY MANAGEMENT UNTIL INSISTANCE UPON SHOWING WHAT IS AVAILABLE.
20 FAILURE BY MANAGEMENT TO PROVIDE PRE-AGREED TO REQUESTS FOR SPECIFIC UNIT PLACEMENT.
21. "DISAPPEARANCE" OF LEGAL DOCUMENTS SENT BY MY ATTORNEY VIA FAX, LATER FOUND IN THE TRASH, WITH CLAIMS BY MANAGMENT THAT "IT NEVER WAS RECEIVED".
22. ATTEMPTS TO CHARGE A CLEANING FEE, WHEN WRONGLY ASSIGNED A UNIT THAT WAS NOT AGREED UPON, PRIOR TO BEING MOVED TO THE UNIT THAT WAS PRE-AGREED TO MORE THAN A MONTH IN ADVANCE.
23. HORRENDOUS, "NO HELP", "DOING YOU A FAVOR" ATTITUDE, WHEN PAYING ALMOST $4000 FOR A SUBSTARD BUILDING AND THE FAILURE TO MEET THE PRE APPROVED AGREEMENT FOR LODGING.
24. PARKING LOT SO TIGHT, BUILT SO TIGHT, CARS REGULARLY HIT PILLARS AND EACH OTHER ATTEMPTING TO PARK AND/OR EXIT.
25. ABJECT BREACHES WITH NO ACCOUNTABILITY WHATSOVER TO THE LAWS OF THE U.S. GOVERNMENT FOR SAFETY AND HEALTH, INCLUDING THE STATE OF CALIFORNIA AND CITY OF LOS ANGELES FOR ELEVATOR OPERATION, SAFE EXITS, FIRE CODES, ELECTRICAL CODES, DRUG ENFORCEENT, SAFETY IN COMMON WATER ELEMENTS ET AL, FOR THE RESIDENTS, EITHER TEMPORARY OR CORPORATE
NOR THEIR GUESTS.
26. FINALLY: LOS FELIZ PLAZA PROVIDED A KING SIZE BED, THAT WAS BROKEN AND FURTHER WHAT PARTS THAT WERE NOT BROKERN WERE NOT ASSEMBLED; SAID "SUPPORT" UNDER THE MATTRESS RESULTED IN MY FALLING THROUGH TO THE FLOOR TWO NIGHTS, INJURING MY BACK AND NECK, WITH NO REGRET, NO REMORSE, NO APOLOGY; GETTING THE MANAGEMENT TO ASSIGN THE CORRECT ASSEMBLY WAS RESPONDED TO AS IF SHE WAS DOING ME A FAVOR.

THE CORPORATE OWNERS NEED TO BE FINED AND THE BUILDING SHUT DOWN UNTIL ALL BREACHES ARE REPAIRED. FEDERAL HOUSING PROJECTS WOULD HAVE BEEN A SAFFER, MORE PLEASANT ACCOMODATION.

DO NOT BE PUT IN DANGERS WAY ... THIS COMPANY ADVERTISES ITS MULTIPLE BUILDINGS ON CRAIGSLIST PRIMARILY. THE PARENT COMPANY IS "THE ZOVUS GROUP" IN LOS ANGELES. STAY CLEAR OF ALL OF THIS COMPANIES PROPERTIES AND MANAGEMENT.

I agree 100%. I lived there from 2006 to 2008. The only time the local management engages with a smile is when they are renting. After that you can count on broke elevators, poor customer service and a whole lot more. Their Corp parent "Zovus" is nearly impossible to get in touch with (very shady). These guys also run the Versailles in Beverly Hills. Stay away from these clowns unless you really like to be screwed around.

I have not even stayed at the Versailles in Beverly Hills, but so far I am feeling extremely enraged by MAY LING the manager. I booked a 2 bedroom & 1 bedroom, furnished apartments- 1 MONTH ago for my family who are visiting from overseas on the 1st Aug. I call Ms.Ling, on Monday to see if I could come and set up the apartment for my parents arrival- Here is how the call went: Me- "Hi May, this is M, My mother SA booked a 2 bdrm and 1 brdrm for the 1st of august with you, Would it be ok if I came by in a couple days to check on the rooms and prepare them for their arrival?" Ling- "Oh, yeah, the 2 bedroom...The tenants don't want to move out" pause- I'm thinking, WHAT!?!?! ARE YOU KIDDING ME??!?!?! Me-"What do mean? I think my mother has transfered the month's rent to you already" Ling-"Well, the tenants don't want to move out so there's nothing I can do about that" Me-"Ok...Well, my family are coming from overseas and expect to have somewhere to stay.." Ling-"Yeah..well...I can't do anything about that" WHAT!?!?!?!?!?!?!?! Ling-"I will call you tomorrow and hopefully I will try to find another 2 bedroom for you" Me-"Ok, I need to know for sure tomorrow, Thank You" Ling-"Yeah, i'll see what I can do but...I will call you tomorrow" Next day No call... I call she still hasn't done a thing about it and says that the tenants had agreed to move out by the end of the day. She also said, quote, "I can't guarantee, or promise anything until they give me the keys back today, so I am 99.9% sure", then cuts me off in mid sentence "If you want a refund fine I can give it to you" I said no, I will wait to her the final answer by the end of the day, she said she would call me back either way if they did or didn't give back the keys. Its 8:40pm, she never called back. I called at 6pm only to here a pathetic and fake sounding voicemail glorifying this dump. Just to add how devious this place is, they take your money then screw you. I now have less than 2 days for find a hotel/or furnished apartments that will accommodate 4 members of my family for 26 days, Thanks to this ridiculous establishment. IF THERE WERE SOME WAY TO PUT THIS COMPANY OUT OF BUSINESS I WOULD DO IT IN A SECOND BECAUSE THAT IS THE QUALITY OF SERVICE THEY DESERVE FROM THEIR CUSTOMERS OR LACK THERE OF.

The top review is partially correct. I stayed there for a few months. Yes, the front elevator was under- re-construction, but there was a rear elevator that was working. there were notes posted saying the elevator was under re-construction. I was on an upper floor during a summer blackout (the area for blocks was blacked out, not just the bldg) and the mgr offered me a lower floor apt because I couldn't use the steps. Nice touch I thought. The hallways could use a an upgrade, but the apt's themselves were actually really nice. Great pool (heated) and I never got sick from using the hot-tub as the reviewer said - and I didn't know anyone who got sick. There is a decent workout room too and a conference room that the tenants could use. I also had a small problem with the washers, but the mgr told me he couldn't issue a refund because the building leases the washer/dryers to an outside company - he told me to call the 800 number that's listed in each washroom - I called the 800 number and got a fast refund. I never saw the drug use referred to in the above review. The street (los feliz blvd) is a bit noisy, but the sliding door has pretty thick glass, and blocked a good part of the traffic sound. They also have apt's in the rear facing the hills and I visited a neighbor there and it's MUCH more quiet, with a nice view of the hills above. I think the review above sounds like he was hoping for a hotel. This apt bldg is not a hotel - it's an apt bldg and that's pretty much it/ - I thought the fix it guys there were pretty good. They responded quickly to a kitchen sink blockage. Same day. The apt's have nice tile floors and really nice bathrooms with the same nice tile layout. One of the closests in the bedroom was triple size with 3 sliding mirrors. Probably one of the biggest closet I've seen in any apt in LA - (wife liked that).
