I feel like I have to moderate some of the all caps reviews. This place definitely has it's benefits and drawbacks, but I am pretty high maintenance on my apartment buildings and I am not as harsh as most people are on this place.
I lived here with my fiance in a studio for two months as a subletter for May - July of '09 on the 5th floor.
Overall - This is an older building with a recent, modern upgrade that was done on the cheap but seems to be an improvement. It has a great location as you can quickly get to the 5 and 101 freeways and walk to Los Feliz village. The rooms are very spacious with tile flooring, granite countertops and new appliances.
Overall Pros -
1. Location. As mentioned, this is very accessible. You can walk to the restaurants/shops/bars of Los Feliz and commute to downtown, Hollywood, and the Valley fairly quickly. Note - cut around to Griffith Park Blvd. versus using Lowry to make a left on Los Feliz Blvd.
2. Lots of space in the rooms to spread out - this is mainly a short-term place, so it gives you enough space if you want to partially unpack as most people are here on monthly leases. The closet is big enough for two people and there are extra racks in the bathroom.
3. Tile flooring - with as many people coming and going in the apartment the flooring is nice as carpets would quickly get dirty and smelly. Dust accumulates pretty quickly here, but it beats a smelly carpet.
4. Bathroom - The bathroom was clean and decently designed.
5. If you have the furnished option of the apartment they give you a leather sofa, bed, dining table, chairs, three end tables, TV and DVD and a bed. Note - the bed is King sized and uncomfortable because there is no box spring.
6. Most spaces come with a tangent parking spot for two cars and street parking does not seem to be an issue.
Cons -
1. Noise - There are two sides to this building. One looks downtown and faces Los Feliz Blvd. This is pretty noisy and we've heard multiple honks, slamming on breaks and accidents. I live on an active street in DC and this one is pretty noisy to me. The other side backs up to Griffith Park and seems very quiet and serene with some great sunset shots. There is a huge noise difference on the two sides.
2. Reception - Two cell phone carriers (Verizon and Sprint) seemingly have trouble with reception anywhere in the building. I cannot make phone calls and texts will usually have a ten minute delay to them. Also, the internet is slow but manageable (provided through Time Warner) which is a building problem. It is really strange to be in the 2nd largest city in the US and not have good internet or cell coverage.
3. It's an average building. Some of the reviewers who slammed the place are not totally off base. The hallways smell, it is apparent that this is an old building, for some reason you need four keys to maneuver around the building and the gym in the building is very disappointing. But, this has a good location, after shopping around this is reasonably priced and it's not too different from other apartment buildings in this area.
I would recommend this place while taking into account the caveats aforementioned.
