Good if You're Okay with Old Charm & Some Noise

I lived here for 5 years.
The pluses as I see them: It's series of 1940's era buildings so it has nice high ceilings, crown moldings, often quaint fixtures like an ironing board that drops down from the wall in the kitchen, a swinging door to the kitchen, tile counters (some has have 1950's era stainless steel though...yick).

The units come with covered garages, though some are 2-car that you may have to share with one neighbor. There's usually pretty good availability of street parking, just make sure to move when their street cleaning to avoid a ticket. Also, the largely low-income Armenian-populated cheap apartment building nearby on Prospect Ave was a bad place to park in front of as kids who lived there vandalized my car twice...once to try and steal the stereo (which they couldn't figure out how to finish...but they did break the car window to get at it) and another time spray painted the side of the car just for kicks. It wasn't a tag and didn't say anything but needless to say, I avoided street parking after that.

The complex of buildings does have one coin-op laundry room centrally located on the street though it can be a hike with a heavy basket of clothes if your apartment is not right by it. You're not allowed washer/dryers in the units so none have them but having the laundry room not too far still beats driving to a coin-op.

The minuses: There's not much sound protection between the 1st and 2nd floor. I lived on the ground floor and the activity of the upstairs neighbors made it NOISY...and they weren't doing anything outrageous (usually). Just mere walking and bumping around, or playing a radio at moderate volume was way too loud and could prevent sleep.

The maintenance is okay, but there was one recurring problem throughout the complex...periodically the sewer lines need to be cleaned out otherwise they back up...into the BATHTUBS of the ground floor apts. Paul, the manager's reply was..."this is normal. it happens every couple of years and needs to be cleaned out". Great...well how about JUST SCHEDULING A CLEANING EVERY 2 YEARS THEN rather than WAIT until tenants get everyone else's sewage coming up into their tubs''' Disgusting.

Also, they now tout "hardwood floors" in their marketing, but they aren't really hardwood floors. It's the original wood slat subflooring that the apartments were built with. Subflooring that was meant to be covered up by something nicer, so the thin, narrow pine board slats are uneven with unsightly nails...some of which can work their way out of the wood and stick up periodically. Again, it's because it's sub-flooring but the owners get it sanded and polished and claim it's a hardwood floor.

The types of tenants did include some working class folks, college students, etc. but the tenants were not particularly low-class or problematic like you sometimes get at less-nice, lower rent places.

The Los Feliz neighborhood is pretty good...very walkable unlike most of the rest of L.A. Not as walkable as Westwood maybe but still pretty good. Lots of shops, stores, restaurants and bars in the area including on the Vermont St strip.

At the time I moved in, it was under different management and I had a much better deal on rent. The new owners were more professional than the old one. They did raise the rents considerably to be on par with general market value so for new tenants, the units became pretty pricey and were no longer a deal.
