HORRIBLE MANAGEMENT & MAINTENANCE -- This is our number one complaint at this place. Because of this, it is the worst experience we've ever had renting. They always refer us Melina whenever we need something. We try to avoid working or dealing or talking with her because she is the most incapable and unprofessional of the entire Management staff. She doesn't stay on top of things and takes her sweet time to get back to us. Ever since Mindy and Richelle left, Melina got moved up to management position and it was a nightmare from there on. We don't want to single her out, but she's the only one that the management keeps arranging to interact with tenants so she's the only one tenants ever deal with. Other tenants have the same complaint about the management staff and Melina in particular. Maintenance at these apartments are equally bad. For instance, it's in our leasing contract that the air filters are to be changed out once a month. This is very important because the apartments are located on Alameda and have a high volume of traffic and dirt and dust. They NEVER change our air filters out once a month. We had to call and call and call the office to arrange for a maintenance to come do it. Melina takes so long to return calls and when she does, she always gives us some mumbo jumbo. So every month, we walk into the office to get air filters changed. This is so unnecessary. We should be able to arrange such things over a single phone call. When we are in the office, Melina is rude and unprofessional. No "Hi", no "Good Morning". It's straight, "What do you need'" And she says this to every tenant that comes in so it's not just us. The only time we've seen her cordial or professional when we're in the office is when there are POTENTIAL tenants there at the same time.


NOT SO LUXURY AFTERALL -- These apartments claim they're luxury apartments but once you start living here, you'll find that they're not so luxury afterall. The floors are lamanent and they started to tear after several months of living there. We constantly get our feet pricked with nails from the edge of the carpet. We've also called about this several times but they never gotten anyone to come to fix this either. This is a hazard and very dangerous if you have baby or toddler or small children in the unit. Our unit was consistently stuffy and hot...it was always 85 degrees. The AC was broken and has never worked since the day we moved in. And this was also never fixed! After weeks of calling and haggling, we just gave up getting this fixed. The carpet was of cheap quality and there was no scotch guard applied so after a couple months, the carpet looked like crap and we don't even wear shoes in the home!


INADEQUATE & UNSAFE PARKING -- Cars are constantly getting broken into for PDAs, Navigation Systems, Stereo Systems. There have also been cars stolen right out of the parking lot. So this is a constant worry and nuisance that your car might be broken into or stolen. Also, there are no guest parking on the premises and everywhere is a red zone because of Union Station. Guests will have to pay to park in a parking lot across from Union Station.


INADEQUATE SECURITY -- There have a numerous occasions where homeless people are on the premises, literally inside the building. We saw a homeless person sleeping by the elevator and there was another time when a homeless person approached us because he wanted to be beeped into the gym to take shower! And we had some friends visiting us at the time who were with us...how embarrassing. If homeless people can easily get inside the building and cars are easily stolen or broken into, you have to start questioning the effectiveness and efficiency of the security and safety of these apartments.


SORRY EXCUSE OF A STORAGE -- We rented a storage unit for 30 bucks a month from the property to store our things. The storage units are in the basement of the building. DON'T RENT ONE!! We put all sorts of things there like old letters, cards, keepsakes, collectors items, paintings. When we went down to the storage unit to retrieve some of our things, we found MOLD and MILDEW growing on all of our things! We brought this up to management...and they just looked at us and literally did nothing. All of our collectors items were ruined! We ended up throwing out a lot of our things. After that, we moved out all of our stuff and into a proper storage place.


DOG RUN, WHAT DOG RUN!'!! -- We were told that they were putting up a dog run. At the time, it was still under construction. When it was up and running....it was not even a dog run. It was literally a corridor that has a huge holes that dogs can literally slip right through and fall to their deaths...3 stories down. They sprinkled the alley with wood chips and called it a dog run. They never maintenance or clean the dog run. It always smell and filled with crap. It's not even safe or hygenic for your dogs to be using! I always avoid taking my dogs there.


MOVING OUT -- So it is now time to renew our lease...after everything we've put up with over the course of 2 years, we decided to move. Upon moving out, they did not do a walk through with us. Every property we've ever been at does a walk through before moving in and upon moving out. They are the first that does not do a walk through. And a month has gone by and we have not received our deposit back or heard from management. Then we find out that they swallowed up our ENTIRE deposit and of course she gave us some mumbo jumbo. We know for a fact that Melina's has told other tenants that she will sure certain tenants get back their full deposit or at least most of it back and at the same time, other tenants who moved out didn't get a single dime back. SO RENTERS BEWARE!!


BOTTOM LINE -- Don't move into these apartments! Just don't do it! There is a reason why there is such a high turnover rate with tenants at these apartments and such low reviews. Most of the bad reviews are coming from tenants that have been here for a year or more. We have found, like other tenants, when we renewed our lease for the 2nd year, we became insignificant. And they don't fail to make you feel that way hence all the bad reviews from long time tenants. There are a lot of brand new apartments just 5 minutes away from these Mozaic apartments with move in specials and promotions with way better management. It's not worth living here and having to put up all this crap from bad management. If you are really contemplating on living at the Mozaic, our advice is put EVERYTHING in writing in your lease because when it comes time for you to move out, they'll KEEP YOUR ENTIRE DEPOSIT. You'll need to hold all your documents to their face to get your deposit back. You won't have any leverage if you don't put everything in writing EVEN IF they verbally promise you things or perks. The Mozaic has more than one person on the staff and we just cannot understand why Melina is the only one dealing with tenants. We should able to choose who we want to work with. We're paying so much to live there, we shouldn't have to compromise our well being and compromise with things that affect our quality of life....like NO AC or dirty air filters. And we shouldn't have to put up with rude and unprofessional individuals. It's a no wonder why there is a revolving door in the management staff. Lincoln Properties needs to send the entire Mozaic staff to back to training.

OMG i am so glad I am not the only one. SUE HER!!! If they hold back deposit in bad faith they owe you TWICE the deposit...

When my husband & I lived there (just moved away 3mos ago) we found out we never had air filter for like 6 mos. It looked like there was air filter up in the slot but when they opened the air conditioning duct, there wasnt a filter in it. So basically we have been inhaling and filtering the dirt from the trains coming in the apartment. The carpet & counters are cheap--very cheap. I have cut my foot many times from staples sticking out from the carpet. As for security, I AM security. I literally was making all the calls to have cars towed or have their "security" people looked into suspicious subjects loitering around the apartment buildings. And when we moved out, we never had management personnel do a walk through w/us. Now they sent us a letter saying we owe them $987 for replacing of the carpet??? The carpet only needed to be steam cleaned. B.S. If they did replace it, it is their choice. Their carpet was so cheap it did started get all nasty after 6 mos living there. So I agree......Do not move into this building. You can find better buildings in downtown.....
