Look is Deceiving !!

Years at this apartment: 2009 - 2009
Look beyond the great gym w/sauna & shower. Look beyond the free coffee in the internet room & management office. Look beyond the cool pool on rooftop. Once you look beyond all that, what you get is horrible staff & cheap cardboard cutouts..
-When we moved in several years ago, there were not a lot of tenants but with many apartments the management should know it would filled in. So parkings for guests & tenants should of been the first thing they looked into. Guest parkings consist of 4-5 slots in front of the office. But your guest must move it within an hour during business hours or else they will be towed. Tenants get their first parking free but the next one is (if you can get one) a $100 extra.
You may come home to find someone else parking in your space. Now you have to get a hold of security (if office is closed) to have that car towed. Hopefully its not 2am like it happened to us. Security personnel are incompetent. My wife was literally doing their jobs when it comes to having cars who parked illegal inside the garage towed.
There is no such thing as security when it comes to this building. We have witnessed all sorts of people just walking in after tenants and the trespassers just wandered the hallways. Scary if you have kids because there are couple of jail centers nearby. When inmates get released they walk by the apartment buildings.
Oh yea....homeless too.
-Trash chute is always full---smells and backed up like the sewer. They tried to cover it up w/this aerosol spray to mask the nasty smell.
-The apartment itself was finished in a hurry because the carpet was very cheap. There were staples sticking out from under it so we would cut our feet all the time. The granite (if thats what they called it) counters seam have thick mass of glue sticking out from it.
-To our horror the air duct never had a filter in it for like 6 mos. We first looked at it, it looked like there was one inside. So all this time we were inhaling all of the black dirt & smog coming in the apartment from the trains. I understand we chose the location but we did not think we wouldnt have filter in the air duct.
-The toilet does get clogged up a lot. Hot water gets cut off a lot.
-Fire alarm goes off quite often. The alarm isnt kind. It goes off at different time of the day. Even at 1am or 3am.
-When we had the accent walls painted by maintenace. Yes you can actually have them paint accent walls in your apartment but only with the colors they have available. The paint job was horrible. Like my 14 yr old niece would do a better job.
-Tenants who have pets like myself are told to clean up after our pets. A lot of us do but a lot of them dont. So the ones who obey the tenant rules are punished with smelly elevators and dog poops in the property & in the "doggy run" located next to the building.
-Management office: Molina is suppose to the be Manager but she lack the quality of a productive and reliable of a Manager. I have to call several times if I have a request. But when we accidently short the rent....OMG she was on the ball with calling us within the hour.
-Moving out: No one person nfrom the office walk through the apartment with us. We just basically moved out and dropped off our keys & remotes to them....Thats it. A month later we get a letter stating that we owe them $987 for them replacing the carpet....The cheap a&& carpet.'' The carpet only needed to be steam cleaned just like they cleaned it when we moved in. So if they chose to replace the carpet, it was their choice not ours. So now we are in collection because we refused to pay the ridiculous fee.
Our advice to anyone who wants to live downtown L.A. Do your homework & do it well. Mozaic use to be cheaper to live at one time, but now there are a lot of buildings which are same price if not a little cheaper. Make sure you arent paying an arm & leg for your parking spot. Also how much is for an add'l space. (We found one building located right in middle of downtown who actually expects their tenants to parking across the street at a parking structure for $150 each a month.)
