Worst Rental Experience Ever!!!!!!!!!!!!!!!!

First of all, don't get lost in the fake, mildly attractive landscaping of this west LA rental property. The lease staff is terrible and the building manager for Palazzo West has been totally inflexible regarding issues for lease termination that arose due to their staff's inconsistent information delivery. Verbal notice was given to a key Asst. Manager at the leasing office 35 days prior to the scheduled lease termination (well within the lease termination window) yet she failed to provide adequate answers which led to an extra month's rent at an exaggerated price ($800 surplus per month above what I was paying for my 6-mo lease) because notification for lease termination was given later than the 30 days, even though a voicemail and face-to-face verbal notification was provided well in advance of the 30 day termination notice.

Separately, let me share many other problems with living in this complex (no pun intended). You should know that the paper walls in the Palazzo and Park La Brea properties are way to thin (you can hear everything, so good luck sleeping, especially if you end up living below or near kids), there are some sketchy people living in the building, my shower tub water leaks were not fixed after I scheduled an appointment that was confirmed, the security is very weak, and the pool is filthy on certain days, especially the weekends. Also, the tech service provider they use, Consolidated Smart Systems, forced me to buy a Direct TV receiver, rather than simply signing up for the service. On top of that, I had to pay for the additional cost of HD programming, yet the Palazzo didn't offer the latest satellite receivers, so I was paying for 80% of the HD content I should have been receiving, if the tech infrastructure was up to date, which is wasn t. Seems like a small issue, but these types of problems add up over time. Also, the cables that connect HD service were missing from the hook up coming from the wall (no HDMI cables for home theater set-up with the TV on site). Instead, they offered an insufficient number of analog cables that I could have used effectively if I had an analog TV with bad picture. They claim to offer great digital services like DirectTV, but the infrastructure was dated and they didn t have a scheduled date for an upgrade. There are a number of other issues that I would be happy to share, which I will post on every other blog and review site on the Internet.

The Palazzo did not compare well to other buildings I've rented units in within the LA area or in NYC or SF. It was well below my expectations.

Good luck and I highly recommend doing you homework with other residents before you rent.

I'm moving out to LA and I'm having trouble finding a place that has more positives then negatives. You mentioned that you've rented in LA before. Could you give me some names of rentals that you liked? Thanks so much

Everyone knows that you give notice, or aything else important that you want proof of, in writing. Or at least I thought everyone knew that...

Any lease states that a notice to vacate must be provided in WRITING. Don't blame management because you didn't do your part and read your lease. And to the person who responded on 8/13, this site is where upset people go to whine and vent. So no matter what property you look at you will ALMOST always have more negative than positive. I don't work or live at this community or for this company even, but I have been in property management for 4 years. The community I do live at is a 29% approval rating. 29%!!! That looks scary when you're reading it, but I love living there. Most any of these issues people write about would never be an issue if they either read their lease or paid the rent on time. I have learned that, for me atleast, I prefer renting from a small company or private owner, as there are not so many stringent guidlines/policies that a publicly traded company like AIMCO has to adhere to. Before I lived where I do know I lived in Chicago in a 6 unit apartment building that had been owned by the same family for generations and I loved everything about it. Plus a small company or private owner might have cheaper lease break fees or be able to help you find someone to take over your lease in the chance that you hate living there (in the apartment or in LA). If you are brand new to L.A. make sure you ask about lease break fees, parking and if the apartment comes with a refrigerator as many places don't have a fridge or parking. Good luck!!

I AGREE! The walls and ceilings are PAPER THIN! YOU WILL NOT BE ABLE TO SLEEP HERE...EVER! There is constant pounding and vibrating from above and out on the walkways. It feels like and earthquake. The front doors always SLAM shut and it sounds like its your own front door but it's the neighbors above, below and on the side. The interior cabinets and bathroom look like an RV or mobile home. Very NOISY POOL AREA. Kids SCREAMING from sun up to sun down! You have to keep your doors and windows SHUT all DAY!! AWFUL!!!
