Good
1.???????? Complex is very nice and Spacious in Good location and Staff is very friendly at First.
2.???????? They will take all your personal information for credit checking.
3.???????? Good living environment (the garden apartments)
4.???????? Only Good Creditor can live in there
5.???????? No Bug and roaches issue in my experience.
6.???????? Good for Kids Education( Good School Zone - Kids had access to a great public school (Hancock Park Elementary, top-rated)

1.???????? No Airconditioning, Units have very Large windows and they heat up very fast.
2.???????? The staff at PLB make life miserable after signing on the lease paper.
3.???????? No Tenis Court
4.???????? I was living in 10 floor, so water pressure is low. Sometimes, hot water doestn??t work.
5.???????? Elevator is BIG Problem that is really slow, normal waiting time 5-10 mins ( waiting time : 20-40 mins when someone move out/in)
6.???????? On my 11th month, i gave them a notice of intent to vacate(hand delivered at the lease administrators office). However they later claimed they never received it and hence I will have to pay 1 month rent to BREAK the lease (even tough i completed 1 full year). No amount of explaining would work. They threaten to ruin credit score.
7.???????? Old Buildings that was built in the 1940s
8.???????? Parking Lot that you have to pay(Extra $60) (Hidden Cost)
9.???????? Gym requires paid membership (Hidden Cost)
10.???? Pool requires paid membership (Hidden Cost)
11.???? Cannot invite my friends (No Parking Spaces) ?? I got 4 tickets for 2 years
12.???? Management is not good ( They are kind when you move in )
13.???? Noise Siren in night time because of near the Fire Department.
14.???? I could not get the deposit when I moved out because of breaking the 1 year lease and lawyer fee ($260). Totally $2500
15.???? Laundry is expensive.
16.???? the penalty to break the lease would be 30 day notice and 1X rent ( sales man/agent is liar)
17.???? Terrorist Target notice that you will see when terror is happened.

Yeah that lease breaking issue is a big problem. They like to hold you hostage there. It is impossible to get out without paying the one month penalty. They will de everything they can to get that. You will need a lawyer to leave this place or pay one months rent.

i doubt a terrorist would bother with this place; the residents are already terrorized enough.

Beware all ye who enter. This complex only offers year-to-year leases. They will not tell you this up front. In fact, they will represent to you that you may go month-to-month after one year. It's not worth it. And if you do chose to live here, they will screw you every chance they get.
