The security issues are serious and PLB does nothing about it.
The number of postings here about break ins where a key is used indicates a real problem with PLB personnel.
They don't even respond to claims to recover lost items.
Maybe a Class Action Suit would wake them up.
Any interset by any other abused tenents'

Exactly. Karsaz & Assoc. is their own claims administrator which should actually be illegal since they are doing their own claims and force you to go to small claims court as waste your time. Some idiot kid stole one of their maintenance golf carts and went on a joy ride, mind you, inside Park La Brea and as the idiot security staff was probably chasing them down out of control, the kids hopped out of the golf cart while it was moving, slamming it into my friends car. He needs a new bumper and this Karsaz & Assoc. FAKE firm wannabee Law Firm sends him a letter pretty much telling him to ---- himself. This claim is clear cut. I spoke to their OWN representative who ADMITTED that they bully everyone around and force you to use legislative law.
Other than that, the parking sucks HORRIBLY after 7:30 or 8:00pm, theres bugs in the apartments, the painters paint into the marble making it look unprofessional, the heaters are decades old, the air conditoner (if you have them) are loud and obnoxious, they let anyone through their gates, the pool and gym cost extra, their administration (lady in the resident's admin) as well as others are on PMS (their either really nice or really mean and demeaning). Not to mention probably one of the most important aspects of living in a TOWER, the elevators break down at least once or twice a month and when they do, sometimes it takes forever to fix and everyone is forced to use one slow elevator (12 floors times 12 units per floor = 144 occupants to use 1 elevator!
The pro's are great sandwiches at the cafe, the Grove and recreation park are across the street, great view if you are in a tower, and its hard to think of all the pros when there are so many CONS.

well, all i can say is that if they do decide to take you to small claims court, go for it...hire yourself a cheap attorney and fight it as it is your right to fight anything that isn't fair. Also, they are more like a bully rather than people of the law and can try to bend it, however, with a real property attorney, you can easily win.

this is the first time that I read these very honest comments, I had no idea that after living here for 2 years and hoping for this to be my last move, (I am 82 yrs) that I am so disgusted with the management (all they manage is to create bad vibes, do not follow through and are mostly rude and disinterested in your problems or comments) that I probably will want to find a nicer management. Maybe I'll ask Sara Palin to find me a place in Alaska.....

The main problem with the place is there are so many Koreans that there is no sense of community. There are new Korean patrol folks who now side with the Korean in disputes. The Koreans never look at you, they hang Christian literature all over the lobby and in the laundry room. The management new and old are ruining the place. They are not only inept thay are dangerous.

I agree with the korean thing last night in the laundry room there was a sign saying americans(white people) get out of america! what the F*&k is that about. I am raciest in no way but my boyfriend watch a korean man put it up.

I am so glad to hear someone mention about Karsaz & Associates. I just received a letter in the mail today from them representing Park La Brea asking me to pay $12,300 for no reason! I had asked to terminate my lease due to the bugs and filthy living environment and followed all their instructions to end the lease, then they come back to SUE ME for breaking my lease when I followed through with them! This place is ridiculous. I am still trying to figure out how to settle this lawsuit. I am stunned by how unprofessional, rude, and ridiculous this apartment complex is.

Dear madatplb,
You and I are in the same boat. Actually it seems like most people are in the same boat with us but because of Karsaz and their bullying tactics, they are left stranded or drowning. I've done my research (see civil code 1954 and 1941.1) and I know that we have the law and truth on our side.
I am going to file a lawsuit in civil court against PLB and wish to make it a class action suit. If you wish to join me in the fight against PLB and their unethical abuses of power, please contact me as soon as possible.

Dear design 99...it sucks! I hope you have pictures of your bug problems, you can write them a letter saying that under the civil code 1941.1, they are in breach of contract, your apartment is uninhabitable and unlivable. According to the law, they have violated the health code habitability therefore you are within your rights to end the lease. You can actually sue them for unhabitability, there are the info above if you want to file on line or we're all getting together to sue them in small claims court, I have a great referral of a lawyer from the justice department. I totally agree with madatplb2 ...I had an item stolen from my apartment by some "patrol" officers who entered and no one is doing ANYTHING about it! I am stunned at how unsafe and unprofessional this complex is! I will be calling you!

Unfortunately, the duty of a security guard is to just keep the premises in a "reasonably safe condition". One method, if this has happened to you, is to file for negligence upon the property for inadequate security, AFTER obtaining police statistics about the area. If there had been numerous occasions of theft/robbery/battery/etc. in this area and the property complex has not increased security, then this is an issue that will be taken by the court seriously.
And, about your idea for a class action law suit. That will work out perfectly as Karsaz and Associates is a relatively new firm with areas of expertise in business rather than real estate (I believe - findlaw.com http://pview.findlaw.com/view/3855192_1) also...i tried searching for Karsaz's records through CA bar site...http://members.calbar.ca.gov/search/member_search.aspx?ms=Karsaz

Thank you all, I think there are enough of us to get a suit going.
Unfortunately I am now on the East Coast, but I will be in LA in the next few months.
I hope we can do something to help prevent future tenants from suffering from this type of abuse.

I just received a letter from Karsaz stating that I owe $5k. about 19 months ago I received a letter stating that I owe $12k. 19 months ago I sent him a letter disputing the debt and nothing happened until now. His letter now says that he has reported me to the credit agencies. He says that I didn't terminate my lease properly. That instead of electing the one month termination fee I chose to pay the remaining lease balance. Why would I do that, why would anyone do that.
