Promenade Tower's problems will not easily fit into this space. Suffice it to say, on-site management has essentially abandoned its responsibilities over the years, and the property is now in bad shape, and has a number of serious defficincies regarding life/safety and essential services. you like a quiet building, you will be in trouble, as management, against the tenants' wishes, is removing all hallway carpet, and replacing it with tile, turning every floor into a GIANT ECHO CHAMBER. Also, the walls are thick, but the doors are poor sound insulators, and there are many USC students here who are active in the halls at night.
Problems include poor lighting; and, hallway and outside lights that go months w/o repair. The security doors are often deactivated by management. Some doors have no locks or won't close. Alarms have been disconnected. Security cameras have been removed. Many tenants have not had hot water for months. Simple repairs in the common areas may take 2 to 3 months to complete. The people who use the garage have complained of multiple car thefts and damage. One set of elevators has been out for more than 2 months. The Jacuzzi was "green" for 3 weeks and was only fixed when the management company president was contacted at their coporate headquarters. The on-site management stores construction waste, old furniture, etc. in parking places or at the entrances to the building. Also, you will be billed for "waste/water," every month, but they will not provide you with any details as to how they calculate your charges. They won't even split them between "waste" and "water."
