Make sure you read every line in that rental contract before you sign. The contract is there to protect their interest, NOT YOURS. This company is running a SCAM - to get more money from you especially when its time to leave. They will hold your SECURITY DEPOSIT every cent that you have. I would suggest to bring them to court for any violation of Tenant Rights. There's a lot of Tenant Rights info on the WEB so be vigilant and fight for your rights as Tenants.

Pool is freezing even summer time. Security sucks. They don't screen potential renters as long as they have money to pay rent. Loud renters all night long, smell of marijuana everywhere - in th epool area and in your bedroom. Parking sucks - tenants' and guests' as well. Tenants' parking spots are small and it hard to find parking for guests especially on weekends.

I moved out and never renewed my contract.

It's a huge complex with at least a thousand residents, of course parking sucks, unless you have a space. If you leave your apartment a mess, any place in LA will keep your deposit. I still have yet to smell pot anywhere. BarBQ yes, Weed, no! I work fulltime and have yet to be kept awake by loud tenants. And, I'm a light sleeper. Wow, internet bashing is really popular!

There's a difference between leaving your apartment messy and "wear and tear" situation. I am a clean freak and left the unit clean. I think the Villa managememt wants the tenants to cover the carpet, walls and countertop in plastic to eliminate dust or stains. If you want to get victimized then rent an apartment unit here. If you're smart then DON'T. Not worth it. Look at the other postings. It would say the truth. Stench of weeds everywhere and loud party animals at night. It's your money and peace of mind that are at stake here. Resident Parking spaces are for small cars ONLY like Mini Coopers. Maintenace sucks and so as security. You'll be sorry if you rent here.

I just happened to look through my "spam" email and noticed that there were some new comments posted on VA and I couldn't help checking out to satisfy my curiosity. Interestingly, since we moved out 2 years ago nothing much have changed. The same old story: get lured by the pool, safety issues (yes, we got broken in while we were in bed!), neighborhood kids dominating the pool during summer, and my favorite... the security deposit issue. I had most horrible experience moving out of the place. The staff must either get some kind of commission or get fired for not being rude to get more money out of you. As I was going through the checkout inspection, I had most insulting remarks from the drunk maintenance guy that is supposed to be "inspecting." Same deal with the person handling the security deposit, but at lesser degree. If there is a class action law suit, I am all for it!! I hate that place, even after 2 years!!!! BTW, I am living happy in south Redondo Beach. Much bigger place, same rent. They haven't even raised the rent this year. Ha! p.s. tbeezy, kudos to you that you are happy there. However, I just find it difficult to believe that you feel so passionate about living there that you reply to all the negative responses during last 6 months.

it is true about the deposit, they said there was URINE on my walls!!! How the hell is there going to be urine on the walls and how do they know it was urine?? i had a 2 bedroom, one was used to sleep (with my wife) and the other as an office. Anyway, they kept my entire deposit. i didnt want to argue at that point, i just wanted to get out of there so i let them keep it for "extensive cleaning" even though my wife and i would take our shoes off to walk in the door. Just dont go here guys, it really sucks!

80 81 erin h. Mexican Food Me = LOVE Glendale, CA 1 star rating02/25/2008 First to Review Do anything you can to avoid living here. I need to collect my thoughts before I start randomly ranting about this place. Story developing. ************************************************** *************** Ok, whew. I think I can handle this one now. This is a story about a young girl in Los Angeles, and why 2004 was the worst year she ever had in the City of Angels. Villa Azure is hell in Los Angeles, if hell were disguised as a really nice, fancy looking apartment building off the 405. So the tour they take you on is fabulous. The pool area probably sells most potential renters. It looks like a commercial for a resort in Hawaii. Waterfalls, sloped gradual incline on one end like a beach, etc. Then they show you the model apartment. This is on the top floor of one building, overlooking the pool, with a loft and lots of sunshine. Again, fabulous. Then they tell you the price. Oooo not so fabulous, especially for this area, but gee you really like that pool. Ok so, move in day comes. My apartment was a 2 bedroom 2 bath on the ground floor (absolutely no light gets in), with the bedroom windows facing the walking path outside. So first of all, it's super depressing. At all hours of day and night you HAVE to have artificial lights on, or else you'd kill yourself. The first night we moved in we noticed a couple bugs crawling around. This quickly turned into a full-fledged roach infestation by the middle of the night. Also, the fridge didn't work. Let me preface that one by saying, at Villa Azure you don't get to bring in your own fridge. It's against the rules. BECAUSE they have contracts with some STUPID company called Consolidated Smart Systems that rents you your fridge for something like 30 bucks a month. So that stop working as soon as they dropped it off. There goes my 100 bucks worth of groceries I'd just bought. Then the sink in the bathroom doesn't work. So...that's fun. So I decide to disregard everything that happened the first night and start fresh the next day. I wanted to set up my cable, so I call the cable company. Well surprise, surprise, Villa Azure has a contract with Direct TV, and the regular cable company is not allowed to provide service to the building. Ah. Ok. So I sign up for my million dollar cable box. Then comes water and power. Well hey, LADWP does not provide service to the building. But Smart Systems will provide our water for us, at a premium rate about twice as high as the city utility company. Fabulous. Ok, everything was set up. Now I could settle in and enjoy my little piece of LA. Or not. The second night I spent in the apartment, I awoke to the sound of a couple arguing (i.e.- screaming at each other) at 3am right outside my bedroom window. So, I kindly leaned out the window and asked them to take their argument inside. Ahem. "Shut up -----, getcho ass back in there." I was so shocked I obeyed. But that wasn't the last disturbing incident. Cops rolled up almost every night responding to some kind of a disturbance. But the one night the LAPD DIDN'T show up was the night my car was broken in to, in the underground garage, and my stereo and music collection was stolen. And all that security we were supposedly paying top dollar for forgot to replace the batteries in the garage cameras. Well, at least the one pointed at my car. Suspicious? Well, I didn't think so, until the security guy told me it wasn't worth filing a police report because the LAPD wouldn't care. Um, ok, acceptable, and probably true. But can't I at least file a report with him? No, he can't do anything either. Riiiiight. From then on I counted down the days until I could move the ---- out of that place and try to forget it ever existed. ****************UPDATE***************** I forgot to mention the move-out process. I work and go to school, so I can only move on weekends, and generally in the evenings. So imagine my surprise when a brigade of "security" guards show up at 7:30pm as I'm loading my last trip into the truck and tell me I'm violating the move-out policy. No moving after 7pm. WTF?!?!?! So of course I ignored him and kept loading my truck because, well, what was I supposed to do anyway? So apparently at Villa Azure you can make all the noise and cause all the disturbances you want, including (as the other reviewer wrote) setting off fire alarms and breaking into apartments and cars, but don't dare put things in your car after 7pm. Crazy people. Also, the ever-useful and totally awesome Krissy has just directed me to this link on apartmentratings.com http://www.apartmentra... See? I'm not crazy.
