NOT WORTH IT -- SPEND THE EXTRA MONEY AT PARK LABREA

The rents here are not cheap. You would be better off moving further north west....if you want a beautiful complex minus the ghetto neighbors, and unprofessional management staff. NO one should pay $2800 a month to live someplace this. I don't pay that much because the unit I moved into had been vacant for 4 months.
Im a current resident. I live in one of the 'nicer' buildings right off of the pool--the ones shown in the online photos of the complex. I must admit I fell deeply in love at first sight....but I'm horribly disappointed in the management of this complex - I too went on line and read reviews of the property before I signed my first lease. I should have listened. The reviews (some of which are still posted) described most of the property as beautiful, but for the most part, the management of the property was described as horrific. I figured those reviews were just bitter residents who'd moved out or had been evicted....but I soon learned that almost all of what they were saying is true.
The major management issues in a nutshell:
1)They try and schedule your appoinment for viewing at a time when the pool and gym arent crowed and the building is quiet....this gives you the false sense that the complex is quiet and well kept. They breeze you in, whisk you around to the nicer common areas, and show you the apartment quickly.
*****I WAS AFRAID OF THIS SO I VISITED THE COMPLEX 3 TIMES AND ONCE ON THE WEEKEND BUT THEY GAVE ME EARLY APPOINTMENTS SO I DIDNT SEE THE FLOODS OF PEOPLE AT THE POOL AND GYM many of whom don't even live at the complex!!!******Even though tenants are limited to 2 guests at the pool/gym at a time...some residents have pool parties at the pool, and have multiple guests....some residents even hold their 'personal training' sessions there for non residentsthere!
2)The don't scrutinize potential occupants. I can say this with a straight face and good conscience.....this place is far too ghetto for the price (Im a black woman from Los Angeles I know exactly what Im talking about) --- loud music constantly, people shouting and partying on balconys at all hours of the night - fights at the pool - graffiti in the elevators and common areas, smoking in the elevators (not just cigarrettes), break-ins, blankets, clothes, and furniture hanging from the balconies...you name it! Since I've moved in they changed the security policy...MANAGEMENT WILL NOT HELP YOU WITH SECURITY ISSUES AND NOISE COMPLAINTS..they've hired a company to do that. NO matter what happens management will NOT HELP YOU...all issues and complaints go thru security only!
*******WITH THE POOR ECONOMY - THEY ARE LEASING TO ANYONE AND EVERYONE THAT CAN CLEAR A CREDIT CHECK---WITH OR WITHOUT A COSIGNER********They offer a very little move in (like 100 bucks)and there you go....you can move in that weekend.
3)Building management is basically a group of rougue uneducated inexperienced ineffective individuals....who run the Bre Villa Azure site without paying attention to Bre corporate policies and/or state and local laws. They make up policies and procedures which they 'claim' are part of your lease...yet specific sections of your lease are never cited in their notices and declarations.
******THEY MAKE BROAD SWEEPING POLICY CHANGES AND PROVIDE RESIDENTS WITH LITTLE OR NO NOTICE OF THE CHANGES, THEY DON'T MAIL TENANTS THESE POLICY CHANGES, INSTEAD THEY 'CLAIM' TO POST THEM ON THE TENANT DOORS*******
example #1: Management 'claims' they served my neighbor (a long time tenant)with a 3 day notice by sticking it to his door because he had not paid his rent...when in fact they DID NOT post a notice at all - and he had paid them but they misplaced the payment!
They lied about the service of the notice and tried to evict him....what could he do...they lied and he had no proof - he left.
example #2: They gave tenants a weekends notice that they would need to abandon their existing satellite service contracts and opt into the 'building's service plan...or their service would be disconnected...fortunately I was already thru the building, so I didn't suffer....but many many other tenants did.
Finally, the management staff is just rude and unprofessional.
One would hope that the 'resort style' of the complex would be reflected not only in the grounds (or pictures) but also in the staff. We all love going to luxury hotels and being treated as if we are special; we pay a premium for that...AT VILLA AZURE YOU ARE NOT SPECIAL!
Of course when they are trying to get you to move in they are the most attentive understanding helpful people they can be. But once you're locked in...they don't answer your complaints, or phone calls, when you try to complain or raise issues and concerns the staff will most often reassign the blame, blow you off, tune you out, or outright yell at you! I've even heard of the staff haning up on tenants! If you request the telephone number of someone in corporate to assist you with the problems...they brush you off and refuse to provide it to you.
With all of this being said...you may be wondering why Im still here -- its simple.... Im not willing to break my lease and duke it out in court....my lease is up shortly...and I will NOT be sigining a new one.

The thing about this mirage is that it does have the potential to live up to the "luxury resort style living" that it fools you into believing at first. If only management would enforce the rules, specifically the rules that effect all the common areas, make themselves accessible to their tenants, refrain from accusing tenants of not paying rent on time when in fact they do and electronically at that, and most importantly get their security of this place under control. Right now the biggest nightmare is the security. Yesterday I watched some guy hold the gate open for about a half dozen of his friends to come in. 15 minutes later they were all out at the pool stinking up the area with whatever it was that they were smoking. I get so sick and tired of feeling like I'm at some run amuk college frat party. As I'm walking back to my apartment I see a sign posted on someone's balcony rail on the first level that says, "Please don't climb over or I will get in trouble." Who does this sign benefit? His jackass buddies that use his balcony as an alternative entrance? The thief that will soon be there to break in? Or perhaps, it's his immature pouty way of getting back at security who for once may have been doing their job. Who knows? But it is par for the course here at Villa Azure.

you are only one of the thousands that get fooled by this mirage, and think twice about Park La Brea, they have really bad rat problems and the worst management in history, they try to sue you even when they can't lol read their reviews too!
