Great Apartment With a Few Issues

First off, this apartment is in the center of Hollywood, which means you're in the city. Being in the city offers some great options, but at the same time, definitely has it's drawbacks. Parking, noise, traffic, events, people; this is all part of living in the city. For this review however, I will try to talk about issues that are more specific to this apartment beyond the city-living environment.

Positives:
-Apartment: the apartment building was built in the 20's, so the building was definitely built to a different and higher standard. This is a solid concrete building. Every apartment has ample storage, a large kitchen, and a built-in vanity area. It was definitely well thought out, and is wonderful to live in. Each unit is not on a separate meter, so utilities are included with the rent.
-Private Park: depending on which side of the building you live in, the North side faces a private park. Looking out your ivy covered windows onto a beautiful green park is always a pleasure.
-Manager: despite what other reviews may say, I have found the manager to be very helpful. He cares very much about the building and gets things fixed in a timely manner.
-Location: If you like to get places and do things without having to drive, this is a wonderful location. The gym, grocery store, shops, entertainment, clubs, bars, subway station; they're all in walking distance.

Negatives:
-Apartment: being that this building was built in the 20's, there are definitely a few drawbacks. There aren't a ton of electric outlets, and the hot water system seems to need repair at least once a month. There is also no air conditioning or dishwasher.
-Private Park: the park can be a blessing or a nightmare. Next to the park is a private dog park, which for dog owners is wonderful. For the rest of the neighborhood however, the barking can be infuriating.
-Parking: if you're lucky enough to get a space in the private lot, parking won't be an issue. However after being on a "list" for 2 years and seeing new tenants obtain private parking, it can be a very frustrating process. The neighborhood is permit only, which definitely helps, but many times there just isn't enough room. And the parking police are VERY ticket happy.
-Apartment Location: depending on which apartment you're in, this will greatly affect your perspective on living conditions. Facing North you're treated to a beautiful private park, but have to deal with barking dogs, construction, and psychotic drivers. Facing South, you're either looking into a run-down-disgusting apartment building or Franklin Ave.
Location: you're in the city!!

I've lived in Burbank, North Hollywood, and Downtown. All of those places definitely were not the most ideal places to live. Living here, compared to other places I've lived in LA, has been wonderful. For me, the pros far outweigh the cons. There are many drawbacks, but most of those I attribute to living in the city. If you can deal with city life, this apartment is awesome. There are some really ------ apartments in Hollywood which can make living in the city an absolute hell. But if you're in an apartment like Villa Bonita, many of those city annoyances can be overlooked.
