Avoid Visconti's Unfair Move-Out Practices

My roommate and I recently moved out of the Visconti after living there for a little over a year and a half. We repeatedly requested a pre-move out inspection and the leasing office assured us that one would take place, but it never did. Even though we had the carpet steam cleaned and there was no more than minor wear and tear, the Visconti charged us $1,181 for carpet replacement. They also charged us $493 for touching up paint in our 2 br aparment although there was no damage to the walls besides minor wear and tear. (They deducted $634 from these charges per the wear and tear allowance, but that left about $1,050 due.) Since we didn't get the inspection we requested, our first notice of this was getting a bill in the mail for replacement/repair costs. We wrote a letter to the Visconti disputing the charges, but received no response other than being turned over to collections. We told the bill collector that the charges were unwarranted, but he said he would put it on our credit report anyway. He said even bringing a small claims action wouldn't protect our credit record. When I left a message with him asking how we could protect our credit my call was not returned. Now my roommate and I need to pay the unfair chages or spend an inordinate amount of time and energy trying to keep our credit records clean. You would be better off living elsewhere. If you live there, be very careful to document the condition of your apartment on move-out, and make sure you receive the inspection you're entitled to under California law.

Another valid episode of Visconti management running their Mickey Mouse operations. Of course this is "Business As Usual" with these clowns. The VICSCONTI Management continues to be disillusioned about how "great" a job they are doing. Complaints continue to pile up on the Web and their leasing office, but they have the audacity to make statements they are doing a great job? Absolutely ridiculous.

We were eventually able to get a refund of our entire deposit and the additional charges once we met with the manager and threatened to bring a small claims action. She was very nice about it, and it sounds like a lot of our problems were caused by the management transition. Nonetheless, you should be sure to get a pre move out inspection and take pictures.
