BEWARE! BAD PLACE TO LIVE! READ THIS!

This is an 8 unit building. The apts themselves are nice but the building is beginning to get run down and is not worth the price for the ........



1. Neighborhood crime/car theft



2. Prostitution inside the gates of the building and in front of the building



3. Drug dealings in front of the building and along Vista Street.



4. Noise from the Guitar Center



5. Transients and Noise from the Travel Inn Hotel Windows



6. Bad serivice from the Mgmt Co. and the owner







7. Construction on a new hotel to replace Travel Inn is about to begin. More noise and dirt.







8. MOLD! The health dept did an inspection, sent the report to the owner/mgmt co., and they never did anything about it. They withheld the information from the tenants. The report is on file at the environmental health services.







9. The owner and Mgmt Co. stall when things need to be repaired like the following...........



a. Broken washer/dryer



b. Dish washer



c. A/C



d. Garage gate not closing



e. Front entrance gate



f. Backed up pipes



g. Broken water heater



It can take weeks and sometimes months to get things fixed.







10. The rent was raised on average 10.75% a year during my time there.







11. Management is located in Westlake Village and they never return calls and when they do it is at their convenience. If your rent is late they will be calling you right away. They just don't care about the problems that plague the building. When you approach the owner about the problems, he will say that the mgmt co. never told him and the mgmt co. will blame the owner and say his lack of spending to repair things prevents things from getting fixed.







12. In the lease it states that the tenant is repsonsible for all backed up drains. You have any idea how much a plumber cost'







13. The owner and mgmt co. will make promises. DO NOT BE FOOLED. UNLESS YOU GET IT IN WRITING IT WON?T HAPPEN!







14. Cars are always broken into.







15. Your deposit will not be refunded even though they tell you that everything is ok when you move out. They will come up with a list so they can deduct from the amount, such as cleaning for wear and tear.







16. Upon moving out mgmt will tell you to just leave the keys and that they will come and do the final walk through without you after you move out. They can do anything to the place and blame you for it. Make sure they are there and make them sign a document.







17 Parking is for two cars and is one in front of the other. A big problem for two people with different schedules.







Ask anyone of the existing tenants and they will confirm this information. Most everyone dislikes the owner and mgmt co. GET EVERYTHING SIGNED AND IN WRITING AND DO NOT TAKE CONVERSATIONS AS A FINAL WORD OR THEY WILL RIP YOU OFF.







If you are female be advised that personal safety will be a real issue living in this neighborhood. Spend your money in a better place with a nicer safer street.
