E & S Ring are notoriously cheap and have multiple lawsuits against them. For an idea of how you're likely to be treated as a tenant go to
http://www.laweekly.com/ink/99/28/news-rutigliano check out this article on how they won't even repair the decaying wood on the marina harbours which they lease and are lobbying to keep leasing. Multi Millionairs, but cheap, nasty, nasty people.
