First and last complex I'll live in.

I have a couple miserable months left on my lease. I live on the bottom floor and a VERY heavy-footed tenant moved in a few months ago. Stomps around intermittently 24/7. He's quiet then suddenly stomping and what sounds like dropping 50 pound weights. Then it stops, but it's two late. It's 4 in the morning and now I'm awake. The staff, just as most of these posts state, is incompetent at best and occasionally rude. My complaint about this to management resulted only in them responding, "Well, unfortunately some of our tenants are inconsiderate." A simple call or letter from them reminding him that he lives above someone could be all that it takes to solve the problem but they won't do it and I can't get on his floor to leave a note.
I'm desperately awaiting the end of my lease to escape the noise. I never even unpacked or hung pictures, but I'm expecting most of my deposit to be kept from what I've read here.
As for other noise, if a neighbor is creating noise after 10pm from a stereo or just a loud party, security is quick to act and effective.
The walls do seem fairly well insulated. I never hear my neighbors on either side of me in their apartments, though you definately hear them in the hallways. I bought stick-on weather stripping for my door. It does a small bit of good, but if you turn your lights out, you see a lot of light coming through from the hallway, so the doors, or at least my door, is was poorly hung and sealed.
There is a mouse problem and I've discovered large holes from shoddy carpentry here and there. I filled them with various materials and haven't seen a mouse since. (My first few months had several dozen mouse sitings till I discovered the holes.)
When my first upstairs neighbor moved out, it took Mariners over 2 months to complete renovations. So there was occasional loud hammering including one entire Saturday being ruined.
Do you want cable tv' Can't have it. Dish network' Not unless you have a south-facing apartment and your own dish. They only provide Directv and charge you additional fees for using their dish. Cable internet' Nope. DSL' Sorry. Mariners uses Verizon Avenue, and prohibits DSL, or Cable in the complex. Verizon Avenue is a company set up by Verizon to increase apartment management income. Basically a single line, (I'm guessing T1) comes into the complex and all of the tenants rent a chunk of it for 30 bucks a month. It's always much slower than DSL or cable, and at times seems slower than dial-up. If you are a high-speed internet feind, you won't like Mariners.
Parking' I have a one bedroom so I get one spot. The spots, at least where I was assigned parking, are unusually narrow. I've had to change parking spots once due to the woman next to me who dinged my car continuously. You should never expect to have any guests over unless they take a cab. There is absolutely no guest parking. There are ample spots marked "guest parking" but since they are nice and wide and closer to many of the units, tenants grab them up. Closest parking is a city lot which charges across the avenue and unless your unit is on the west side of the complex, it will be a hike.
Do you like the sound of leaf blowers' You'll love it here. Though I appreciate the meticulous maintenance of the grounds, leaf blowing every single weekday at 9am is a bit much.
Though I never use them, the pools and tennis courts are well maintained. The small gym is appearently nice from what I hear, though I never use it.
Nearly two-thirds of the border of the complex is on the marina channel. It is a beautiful walk. Don't expect to get a unit on that side. Very expensive and in demand.
The neighbors all seem very nice (except for the inconsiderate jerk above me.)
If you like cats, you'll love it here. They are everywhere. If your allergic like me, stay away.
I've always lived in houses, townhomes, or duplexes. This was my first apartment complex experience and will certainly be my last. I have no source of reference so perhaps this is what all complexes are like. If so, I guess most people are more tolerant of noise than I am. One of my neighbors on my floor has no complaints but he lives between me and another respectful tenant and the person above him also seems aware that he lives above someone. If you value quiet, don't move into a unit near the end of the hallways, (door noise) and don't get anything under the top floor.
They are a bit pricey for the square footage, but you are paying for proximity to the beach, landscaping, pools, tennis courts, gym and all other common areas--all things I never use so it's a bit of a waste to live in a place like this if you don't do those things.
Bottom line:
No choices for internet or television.
Internet speeds far below DSL and cable.
Tenant parking is below par, guest parking is non-existent.
Office staff is below average.
Fixtures and appliances, while not shoddy, are certainly less than what you would expect at this price range.
Security is more than adequate at handling party and stereo noises after hours.
Overall noise is a bit below average. In my case with the guy above me, it's miserable.
If only the staff were the slightest bit willing to assist with the situation my review may be a bit higher.
