Pros:
Large apartments (2 bedrooms is a perfect setting for roommates).
Dissent storage space in most apartments.
Looks - Just repainted external and public whole ways, re-carpeted all public areas and added nice decoration to main entrances.
Main Parking structure - Space for guest parking, the largest in the marina (about 150 spaces).
View - Only for those who live at the Marina side (facing north).
Swimming pool, Jacuzzi and club are great.

The complex is flooded by workers all day long, everyday. Workers use the complex on their way to and from work at the construction site across the street. It is also a constant boats workshop. All day long various maintenance workers are present all over to take care of the boats. You end up listening all day long to machines, talks, screams, etc. So many workers are at the premises that a flat panel TV was stolen twice(!) in a period of several weeks.

The construction site across the street is noisy and dirty all day. In a mater of minutes after you clean up, everything is covered with black dust.

The management is toothless. They let tenants, workers and boaters do whatever they want. There are few extra parking spaces outside (excluding the main parking structure). These spaces are always taken by workers AND boaters, though according to the rules, they are suppose to park at the main parking. Oh, and if you park your car outside you find it all massy with birds droppings, as those parking spaces are under thick, never trimmed trees.

In some buildings, tenants are parking their motorbikes between cars, making it very hard to impossible to park your own car. Nobody cares!

Laundry is done with an electronic card and the rates are 75-100% higher then other complexes in the Marina. Try washing your cloths on HOT. When you touch the water it's COLD!

There's no Cable TV because the management allied with a DirecTV contractor which is unable to supply (or doesn't want to invest the additional infrastructure required for) HDTV. Can you imagine 21st century and NO HD'!

The complex was built in the 70's and thus the windows are in a bed shape in addition to being single glaze. That means very cold in the winter and pretty warm in the summer. The ceiling heaters use an old and outdated thermostat which serves as an On/Off switch only. Cost of heating can rise to over $150/month. The management refuses to consider a modern programmable thermostat.

The elevators looks like an industrial one in --; ugly, shabby and dirty at all times!

All apartments are carpeted. With the amount of dust coming from the construction site, you constantly smell nothing but dust.

Plumbing is old. You can live at the bottom or top floors, it doesn't matter; you'll always HEAR when someone below or on top of you is taking a shower, day or in the middle of the night.

Appliances are old (you bring your own Fridge). Range is outdated and the dishwasher is a single sprinkler.

Security - NO SECURITY by all means. Anybody who wants to come in, can and will!

Paying almost 3 grand a month, I expected much more. Can't wait for the other complex to open. I'll rent there without hesitation!
