Yo!

Good value, possibly the best in the area

Been living on a 4th floor of Bldg 2 for two years now.

It's really not bad, with many pros and a few cons. A big shock for me was a 2nd year renewal: $300 more per month on a 12-months renewal, or switch to a month-to-month lease, and pay $1100 more. Before this one, I always lived in rent control buildings, and wasn't used to sudden 50% rent increases.

I managed to negotiate the increase down last year, to about $200, and this year, they raised us another $100, and now they require renter's insurance, on top of it.

Building 2 is crooked: the floor is not 100% horizontal, and the balcony screen door does not close 100%, letting bugs in, because the frame is not square!

Speaking of the "balcony": it's 1 foot deep. Good for 2 slim people and 1 satellite dish.

A/C fan - very noisy. Some closet shelves not built well - bend under a nominal weight. Elevators - SLOW!!! They seem to think for 10 seconds before making a move, and that makes it a slow trip to the top, with people getting out on every floor. Also, both elevators' certifications expired in November 2007. I wonder why...

The Internet is a joke - too slow, too expensive, too unreliable, with horrible customer service. Like someone mentioned before, it seems to be a one person company, and the management's love affair with it is simply inexcusable, given that before Netrisen (August 2006), there was a very fast and reliable Internet service for under $30 a month.

Other than that, for the price ($2300 now), it's pretty good, service and maintenance staff are excellent, yet the management will try and milk you at the end of the lease - and that's a shame.

My girlfriend just read this review and noticed that I haven't given much details on the positives. The positives are many: between two buildings, there are three jacuzzis, two pools, two gyms, two saunas (both of which were at some point working - I swear!); we just love our apartment, it gets lots of light, being a corner unit with vaulted ceilings on the top floor, well maintained grounds, fast response to service requests, friendly staff; complaints seem to be taken fairly seriously.
