This place is a Section 8 Scam!!!

I lived in this apartment complex in the late l990's and early 2000. I was constantly getting my rent raised more than 20% I couldn't understand how so many people with low paying jobs could afford the rent, so I asked June Miller, the manager, "Is this a Section 8 complex'" She looked shocked and said she didn't have to answer my questions! Some persons in that complex are only paying $300.00 per month rent, and are subsidized by the federal government the extra $1,100.00. Many are foreigners, and June Miller lies when she says that there are only 4-5 people living there on Section 8. She did admit they were there, when so many of us were getting fed-up with the rent raises, and having higher paying jobs to support socialism. It was more like 40% of the people, in this complex that were on Section 8, and not 4-5. They raise the rent on the cash payers, so that they can get guaranteed Section 8 vouchers in a certain amount from the Orange County Department of Fair Housing continously raised to the next highest voche level allowed, in this so-called fair housing for the poor, by saying, "Well, we just raised the rent on the Smith's who are willling to pay that increased amount." That is how the Fair Housing Game works. But, June and the owner needs people with incomes to keep the game going. She raised the rent on a U.S. Citizen, a fireman paying child support. He was forced to move into a cheaper studio apartment ( she can always find a lesser apartment for you, once she raises the rent) and June Miller filled the fireman's apartment with a guaranteed Section 8 non-citizen foreigner. She can always find you a studio apartment of lesser quality, once the value of the apartment is established by a cash tenant, for the same amount of money, at the end of the complex, which is much worse. I saw her do this to several persons with higher paying work jobs, not on Section 8 federal housing. She did it to a nurse working at Good Sam in the E.R. She had them buffaloed into thinking once she raised the rent, she was doing them a favor, until they found out they were forced out of their apartment for someone only having to take $300.00 a month from their pocket, and it made them upset that this is how their tax dollars, federal tax dollars worked against them in having to move.

There was a woman named Rita who worked for June, and an Asian woman. I believe that these are the women in the office that process all of the Section 8 paper work. They are rude to you, the cash tenant, because they know the Department of Fair Housing will just send them another Section 8 to fill the vacated apartment, guaranteed rent, and they are nice to you, less nicer if they know you will get a rent raise, then have to leave, then so what...' Here comes someone from Fair Housing getting it cheap. If you keep paying the higher increases, they really like you, and you have no problems, because they can bleed you for awhile before you see the light a move.

Also, we had a Peeping Tom looking in our windows. I had to call the police who thought it was important enough to put an uniformed officer and a car on Alicia Parkway, for three days straight. I told June Miller, that I thought we should notify the tenants with fliers, for the protection of women and children, but she said, "Well that's bad advertising." We had a phony "symbol of authority only," security officer drive through quickly for about l5 minutes daily, but there was never any real security. I even tried to drive the point home, because the very day after the Peeping Tom, I showed June an article in the Orange County Register about how a man in Colorado was finally caught and arrested entering and exiting apartment screened bedroom windows and raping women from the hours of 2:00AM until 6:00 AM in the morning. Your safety with fliers just meant bad adverstising to her.

Be aware that you are renting in a Section 8 scam at this property, like they are hiding it, because some complexes will tell you out of the gate, they are Section 8, so a cash payer is aware. Federal Housing apartment complexes get lots of building repairs and maintenance paid for in this program, through vouchers, and if you are not Section 8, you are being used, to garner the highest level amount for Section 8's that don't move.

Also, the glass closet doors are cheap, will eventually crack in a triangular pattern, at the bottom of the closet corners, where they close, due to stress fractures and poor quality. June Miller will charge you for cheap doors like you were the one who broke them, before you leave. She cheaply uses Javier to do repairs, javier goes to Home Depot, then the complex makes a profit on the repairs by charging you like a professional glass person came out and did the work, and anything they can get from vouchers from Fair Housing, in the past So, make June Miller accountable for all of your repairs in receipts that aren't phony. I understand, that if you look under, "California Tenant Remedies," they have to tell you now, who exactly made the apartment repairs, maintenance men, or actual companies that come in, so make sure the receipts don't look phony, and photocopy them.

June Miller has called towing companies if your car has so much as accidently blocked a car by one inch, and she could easily knock on your door and let you know. But, then she lies and says she isn't the one who calls them, and she personally has had to sign off on the towing order. It may give her cheap thrills as it costs the tenant $200.00. The towing company she hired in the past peruses the car in a fancy truck first, then a car comes next, and drops off a group of people, pretending like they are visiting, surround the car they are going to tow, break into it fast, then drive it away like it is theirs with the whole group laughing and play acting, while the light is on inside the car. They don't tow the car with a truck, and hooking, but get in the door quickly with a tool, and a group of people th drive it away.

One visitor, trying to be polite, only blocking a car by an inch, came out screaming that his car had been stolen.

Again, type "California Tenant's Remedies" into your search engine, and you will find all the laws l941.1 to l942, "California Tenant Remedy laws. Then, call the Orange County Tax Assessors. They will tell you who owns the property, when you supply the numerical address under, "commercial property." The actual corporation that once owned this place is in San Juan Capistrano, and probably still is. If the main officers aren't listed, or the man who owns it, once you know the corporation name, contact the California Secretary of State, find out who owns the corporation and its officers, and send this man who owns it, a peace of your mind for his scam. Do it anonymously, but do it.

May these laws help you. May you keep Alicia Viejo honest in all of their dealings.
Also, get a copy of "Every Landlord's Tax Deduction Guide," 2005. Read pages 4/14 and 4/15. There are extensive lists that show you what a landlord cannot charge you for. Also, get a copy of the book, "The Landlord's Troubleshooter,"1999 or later, and you will see all the game stratgies landlords devise against you.
