New management just doesn't care

Despite what many of the previous posters have said, we actually experienced very little trouble with the previous management, and we signed a new one-year lease two months ago. Parking has always been a problem here because of the way the complex was originally designed (it was originally built as student housing for Saddleback College). The previous management mitigated this by issuing only two parking permits per apartment, plus a total of 5 guest permits per day. It made having guests a pain, but at least you could expect to find a parking spot at the end of the day. In general, maintenance responded to our requests within a couple of days, and the maintenance staff were always friendly.

Then, at the end of August 2004, the place was sold to a new management company, who have now staffed this 400-unit complex with one manager, two office temps and one maintenance man. The office keeps no copies of any maintenance work order so if the maintenance man loses your order (which he probably will) there is no record that you ever requested work. There is more noticeable trash lying around than there was before (more on this below). Worst of all, they have begun issuing unlimited parking permits which means that if you arrive home after 6:00 there will be no parking left. The nearest residential street that allows parking is about two miles away. Overnight parking at any of the nearby businesses will result in your car being towed away.

Because these apartments are among the cheapest in Mission Viejo, they are very attractive to folks with a lower income level, who will often band together to place two families in one apartment. It seems to be the rule that they consider it acceptable to leave garbage to rot on the hillsides and along the sidewalks. Maybe that's why there are so many rats in the bushes and attics (we have had rats chew through the A/C ducts in our attic). It's also deemed acceptable to let kids run around all day and night with no supervision, often right in front of cars going through the parking lot.

We are constantly subjected to very loud music. We've also watched the cops carrying out several arrests. One morning after an arrest, the folks who live downstairs from the people who were arrested went out to discover that their car was vandalized.

In short, if you are going to live here, make sure you have a good attorney who can get you out of the lease when management fails to deliver the goods and services it promises in the lease contract.
