Then this is the place for you!! This apartment complex is terrible, i have been robbed twice since moving in, the management are some of the least helpful and worst people on the planet. my friends car got broken into, the neighbors are always partying, I had a SWAT Team break down my bedroom door because the neighbors below me were housing a felon and my room was locked; they wanted to check "for weapons he may have hidden in my house" .. Have you ever had a sniper rifle pointed at you' ya it's really as intimidating as it is in movies... I'm actually not telling the whole story.. this was all in my last month living there!!! Oh, speaking of the last month i forgot to mention that a week before there was a SWAT team in my apartment i saw a gang of kids run through the apartment below me and beat up one kid with tire irons, crowbars, and clubs! Then when the cops showed up they are so used to this type of thing (in the promenade) they didnt even take the evidence (tire iron, as well as car jack used to beat the kid were left on the ground outside apt.) they told the kids not to worry about it.. This is not including various mold issues, the exterminators taking two months to get rid of a wasp hive right above my front door, my balcony being almost completely eaten by termites.. the AC not working through an entire summer, then the heater not working around winter, the trashy area around the apartments because the kids are allowed to act as though they own the place. Pretty much if you live in the hood or a ghetto you might be upgrading... Maybe.. but for around $1,500 a month this place is an absolute joke! Do not rent from here! Go to Camden they are right down the street for around the same price and it is definitelly worth it to not have to worry about people breaking into your house through cheap windows that can be opened by a 5 year old despite being locked. Many people do not believe that somewhere in mission viejo could be this bad.. Call the local police department and check their stats on the place. THEY ARE IN THE PROMENADE EVERY NIGHT! I bought a car a year ago (someone broke into my house while I was away for 45 minutes buying the car!) that someone who lives there bashed in the side of and just left for me to find in the morning. Basically I dont know what else i can say to someone who is looking to rent an apartment to scare them away from this POS place. Just please, do not support the promenade by renting an apartment there, where the only thing more slimy than the mold on the walls is the office staff.. who seem to change every two weeks. unlike the mold which they seem to never be able to get rid of. Watch out for your laundry also, people just seem to walk around and grab the stuff they like out of the public machines. The only good thing i can really say about the promenade is that the maintanance guys are really cool and will generally do what they can as soon as they can.

Concurred. While I lived there for 2 years and left in 2007, it was a hotbed for what I considered illegal activities. Drugs and people. Several families to one small apartment, moving in and out and changing people all the time day and night. Parking is horrible, we were ticketed for unloading the car during Christmas, due to large packages we had to park in the middle of the lot because someone had taken our spot. We returned to move the car within 5 minutes (honest) and they were ticketing and calling a tow truck. They have a deal with tow trucks who troll the lots all the time. Drug dealers were running the parking lot (customers got the open spaces) and up all night drunk, and they were confronting neighbors as they came home. The worst place to live in Mission Viejo. Small children running in and out of the parking lot on tot wheels with no regard to traffic. I'm surprised no child was killed. Nobody watches them and I've seen 2 yr olds locked out of their apts. Yes, maintenance folks were nice. The laundry rooms were seldom picked up and cleaned.
