Read the lease VERY closely BEFORE you sign. You have to give 60 days, yes 60 days notice. Give notice HOPING that you can get another community to hold an apartment for you for 60 days. There are so many clauses in that lease that everything you do violates the lease.
Management is rude. Many can break the rules and others get hammered for even thinking about something that is HIDDEN in the lease. Try to even get a name or phone number for the corporate office. NOT GONNA HAPPEN!
So many termites that the buildings are on the edge of colapse. My floor is bulging more everyday from slab leaks. I dont need a heater, I can just go sit on the kitchen floor and enjoy the heat from the slab leak which is why NO ONE has hot water. You're lucky if its even warm.
My car is dryer being parked in the rain than in the carport that leaks through giant termite infested holes by way of electrical fixtures.
The new paint on the front three buildings is only for pictures for rent magazines. They will NEVER paint this place or fix the parking lot. The paint in the front is like putting a band-aid on an amputation.
If you can avoid it DO NOT RENT HERE!

you can ask the manager from the new apartment you want to rent to call management at Saddleback...they all know each other so they will usually be able to agree to hold an apartment for you this way. I too had the 60 day notice in my lease when I lived their and that was about 5 yrs ago! Good luck to you!!!

I complete agree with you. I had major issues (similar to yours) when I lived there. To get out of my lease after they failed to do repairs on my apartment I had to pay the 2 months termination fee. I then filed a small claims case against them, the first time I won, then they appealed and the 2nd judged only granted me my deposit to be refunded. What a joke. I really would like let the world know how they take advantage of people and how bad they are. I was and am still really upset with them that I bought the web site domain www.saddlebackranchapartments.com I am thinking about people posting their experiences on the website as well as photos, so maybe prosepective new tenants can get a really good idea about how bad they suck.

The apartments are about the most ghetto south of El Toro and also extremely over priced. I won't complain about the crazy lease because you should read legal documents like that before signing, but things that you should be told are that a Megan???s law registrant is your neighbor after you tell them you have a 5 year old kid! also that when they say dog friendly it means they practically don't give a crap if you tell them the neighbors dog barks outside at 2am while their out working. The police is often seen here because of the constant late night domestic disputes. The gym room is a joke full of retired non-operable machines. and to top it off when you think your night-mare is over and try to move out they will try and tell you that they will use part of your deposit to steam clean the carpet's and repaint the walls.

I couldn't agree more with all of the negative comments. I am still scarred for life after living there! We were told when we first moved into our apartment, in JULY that the air conditioners ('er I mean ratty window bangers) were on order and that they would have one for us in a month or so. It wasn't until my husband stood up to them, that they became willing to pull another unit from an uninhabited apartment. We learned in our year of being there, that there were homeless people living in the trees, there was a young girl found chained to a bed with handcuffs and to top it all of...yes, there was even an apartment with farm animals, such as a goat and chickens. There were white worms coming out of the baseboards in the apartment beneath us. They promised that the carports were in the process of being reconstructed. It has been 5 years since we lived there and we go back periodically to see if they have even begun to do any of the repairs that they had promised. The management's catch phrase was ,"We're doing the best we can with what we've got!". We also tried getting the name of the actual owner, with no luck, of course. It was the worst place we have ever lived...and we have lived in some crap holes. If you have the option to sleep in your car or to sleep in an apartment at Saddleback Ranch, do yourself a favor and make sure that your car is nice and comfortable!
