I have lived at Live Oak for a little while now and have really noticed the level of noise produced by vehicles passing through during all hours of the night. I know modesto is the car theft capital of the US so that probably explains all the car alarms going off throughout the night as well. There is constant noise made by people that sounds like banging on walls and objects being thrown into dumpsters. I get the feeling that residents are moving during all hours of the night. (perhaps they are running out on their lease) Overall I feel that this area is not the safest place to live and I wouldnt recomend it to anyone, especially if they have kids. You may think the price is a good deal but you dont realize that water, sewer, and trash are not included and you will receive a misc fee for moving in and "changing" the name on the water, sewer, trash account, which is provided by a company chosen by the complex.
I know modesto doesnt offer many nice apartment complexes but there are alot nicer ones than Live Oak. gkZ41df9CgXQPfm8K2A7
