This is a nice place to live. I've lived here on the second floor for 2.5 years, and have seen many neighbors come and go. For the most part they have been good neighbors, but have seen a few trashy, rude, and domestically abusive tenants pass through. The ladies in the office are all very very nice, though the owner/manager has her moments of rudeness.

There is a problem of bums dumpster diving 2-3 times a week, and you can hear the pipes through the walls quite loudly. Late at night you can hear your neighbors talking, and other things- loud enough to make you quite uncomfortable unless you turn on the TV for awhile. The windows and doors let cold air in during the winter, and the hot air in during the summer. Another bad part- garbage pick-up is around 7am, and gardeners start around 7:30-8 as well. You get one covered parking spot, and one free space (basically anywhere that isn't covered).

Good points- spacious apartments, even 1bd 1ba has a pass-through kitchen, fireplace, walk-in closet and vaulted ceilings. Lots of cabinets, and an OK sized balcony/porch area.

There are many bad points with neighbors and safety, but realistically- this is Modesto. It would be great if there were a gate to let you in, or security patrolling the parking area. We've had 3 issues with vandals, and theft with our cars in the 2.5 years we've lived here (and our car isn't that great, the burglars don't care).

For the city, the location, price and what you get- this place is much much better than Manchestor Courts or The Commons.
