It's Getting Better

MANAGEMENT: When I first moved into the Fountains, it was a nightmare. The complex was without a manager and the girls in the office had no idea what they were doing --- my key wasn't cut on time to move in, the mailbox key wasn't to my mailbox, they even misplaced my lease!!! But the thing that REALLY angered me --- one of the girls sent away the gas man the day before moving in (I previously told them he would be coming, and they said that was fine). And because it was a holiday weekend I was forced to go over 4 days without ANY hot water. I was FURIOUS. I even asked *very respectfully* that we not be charged for our first 4 days of water use, as it was THEIR fault that we had no hot water.. and they declined. Most of the girls (though not all) in the front office are completely without a clue and can't really help you. I've heard maintenance kinda sucks and you need to keep on their case to get ---- done, but I haven't really had to deal with them yet. Susan, the new manager, is a friend of mine and she has been working hard to fix everything. If you ever need anything, just be polite and respectful and she will do her best. =)

NOISE: Aside from that... The walls are fairly thin. Sometimes I can hear my neighbors talking in their apartment or hear them watching a movie. Sometimes, if someone flushes a toilet or runs their shower, the pipes make a bit of a strange noise. Usually nothing too bothersome though.. Faint enough that you can hear something, but not enough to complain about. There are some REALLY bratty kids that parents let run around screaming "---- YOU" at the top of their lungs... Which I will call the cops next time it happens because that is ridiculous. But... You expect to hear others when you live in an apartment sometimes.

PARKING: Parking is a bit of a pain outside of the garage --- It's first come first serve. Parking is usually OK until after 5 PM (because people get back from work). You have room in your garage to put some storage (in the lease it says you CAN use the garage for storage.. so if they fine you they are breaking their part of the agreement!). The garage doors can be a bit goofy sometimes.. or at least mine is. Sometimes it won't close all the way, sometimes it opens randomly when no one is home... Strange crap. =/ I think mine is the only one though..

GROUNDS/SAFETY: The grounds look like crap right now. Management is in the process of renovating. Susan was great about that at my old complex, so I'm sure it will be better soon. There are parks and pools which are pretty nice --- the pools are cleaned often, which I like. I feel pretty safe in the complex. There is sufficient outdoor lighting, walkways are clear, and there are a lot of college students who just like to have fun.

CONSTRUCTION: The appearance of the complex from the outside is OK. The stairways kinda suck moving furniture in and out (so narrow!). I really like the inside though. Great balcony, spacious living room and bedrooms, etc. Plus, you have a fridge, washer and dryer IN the unit, dishwasher... It's great. Sure, you need to rent per month, but it beats spending tons at a laundromat.

OVERALL: Although my first week was disastrous to say the least (I was REALLY pissed), I really like my apartment. No one really bothers me, I have a spacious room, a big balcony with a great view, I'm really close to restaurants and groceries, I'm nearby college... It's the perfect place for a college student.

My response: "The "girls" in the office always know what they are doing, but it's easier for them to play "dumb" anytime their boss is or is not around.(typically, when the boss is around they tell you too bad, and when there is no boss, they look at tenants like a deer peering into headlights.. You wrote: "the key wasn't cut on time to move in", My response: this is more of that "girl in the office thing" (which by the way that is the only thing this office "gets right"...all offfice workers appear to be of legal age, hence only men and women work in the office not "girls" and "boys" despite both their behavior and performance. My response: this is par for the course as most new tenants take forwarded mail/previous tennant mail to the office rather than mark it RTS(return to sender) and place it into the "outgoing mail slot" in the mail cubile..(hence why tennants have to walk so far to a mail box despite two or three being closer. It's really too bad that you misplaced your lease...rest assured that most move-in tennants have this experience and what they initially signed is not a copy of what they received. My response: This aspect of the utilities is the single major aspect of why the "Fountains" will lose a lawsuit..they will loose it over the utility games they've been playing, but more oft than not, they will lose it because they break and have broken the law regarding tennants access to their meters.. And the current owners have been doing this since they purchased said property...as well as the previous two owners...they are in direct violation of the law here. I've heard maintenance kinda sucks and you need to keep on their case to get ---- done, My response: They always fire most of their most productive maintenance staff...and the "office staff" will continually radio, and radio for someone to show up at their appointment (that had been shecheduled weeks in advance while you are looking over their shoulder..but they'll never do it if you call.) This is a huge unit and there is simply not enough maintenance staff since they decided to hire a (professional) gardening co. (which will week wack your front/back side bumpers as well as scrape against all vehicles their machinery comes within one foot off); or a professional pool idiot who adds no chemicals because thats what 90% of his single family home resident wants.(back in the day, pool guy and maintenance/garders were staff members who lived in the complex and that was this complex at it's best).. If you ever need anything, just be polite and respectful and she will do her best. =) My response: Susan is coming into well over a decade of mismanagement, into a complex that is ripe for a class action lawsuit for a quite stupid reason...(I know I'm one of many that saved bills and receipts from myself and my neighbors.) My response, they have been renovating forever in this place, but never completely, the filters to the jacuzzi's always stink to high heaven.(probably why the holy rollers baptize in them the third sunday of every month).. I'll not even delve into the old pool guy that when on a shooting rampage and committed suiced in the local walmart. bunch of dirty birds here, and I'm not talking about the tenants..proof of which can be found at the ventura county courthouse filings...(class action pending big time..which means major billing of tennants)!
